I’m a frequent traveller and have been a "regular' client of Asia Hotel, having stayed there about 10 times in the past few years as the room rates were very reasonable and it’s in a great location.
The hotel location is excellent and very convenient as it is in the middle of the city. There’s also a walkway from hotel to a BTS station from where you can travel anywhere in Bangkok. MBK shopping complex with an excellent (and cheap) food court is within a walking distance (or can go by BTS). At night, there are also yummy street foods very close by.
However, the hotel conditions and standard have deteriorated in the last few times I stayed there (last few times in November 2023). The décor is old and I didn’t mind it too much but the carpets (everywhere in hotel) were old, smelly and look dirty. The rooms (I stayed in 3 different rooms and various times) had strong unpleasant odours, I think it might be due to dirty carpets and other things (eg old furniture). Housekeeper came and sprayed air-freshener (even onto the carpets) to no avail.
Wash basins and toilets were sometimes not cleaned properly and there were often problems with water drainage in showers and wash basin. To their credit, someone would come and fix the problems promptly.
The hotel is undergoing extensive renovation of the lobby which might make it nice and modern. However, without major renovation/upgrading/cleaning up of the bedrooms and bathrooms as well (and urgently), the lobby renovation would be
