The location is great. However, Room 4 is very small and the bed is old and sags in the middle, so very uncomfortable.

This hotel was very disappointing. When we arrived, the toilet in our room was stained and dirty, the shower curtains were moldy, and the towels were stained. We went to use the kettle and found it full of moldy teabags, and upon seeking assistance at the front desk for a new kettle, found the desk unstaffed. After ringing the bell and calling, we were still unable to reach anyone so we were not able to use the kettle or have assistance with anything during our stay. We stayed for three nights and our room was never cleaned and towels were never replaced. Our room was advertised as sleeping three but no extra blankets were provided for the futon, and once again, when we seeked assistance for extra towels and blankets we were not able to reach anyone. Overall, it seemed as if our room had not been thoroughly checked or cleaned before our stay and we were not provided with any opportunities to speak to staff.

A very good shower which is quite rare! Double bed up against the wall so a very small double room. Would stay again and hope a bigger double room was available.

WiFi needs fixing. Price quality of the lodging is good. Nice location , but be prepared to walk or take transit while going to center.

Lovely 3 day stay with helpful owners. Clean and tidy room with a wet room for ablutions. The Edinburgh tram service is an online booking must for 1, 3, 4, or 5 day passes creating easy travel from the airport to the city river. We bought a 3 day city pass for £10 each after we travelled from the airport (£10 return) but if you buy online before you arrive you can get a pass that covers the airport and city, search Edinburgh Trams.

Dripping and flooding bathroom with no staff in the hotel before at least 10am or after 5pm. Self service concept but at 4 star prices. Dirty room. Wonky bed

Excellent but initial access let it down.
We receive a door code prior to our visit as promised but on arrival the code would not work. We pressed the buzzer for assistance and were told we should have received a second email with a new code, which arrived 5 hours after check-in. The person that answered the buzzer give us the code so all was well. We arrived at same time as another guest who had exactly the same issue. Great location, no sign of a receptionist, clean room, 2 night stay and beds not made for 2nd night. Would return. 30 mins walk from Britannia. Free parking right outside.10 mins walk to Wetherspoon’s for a breakfast.

Great room, great location, lovely staff. The only problem is that the system doesn't work well with Expedia so I didn't get the key code. The second issue is that the staff may not be at the counter all the time, making it harder to check in / request help.

What a great weekend
Didn’t realise how far out it was from the centre (30 mins walk) but it wasn’t a problem constant busses go by so convenient . The staff where great and couldn’t do enough for you no restaurant on site but numerous great eating places nearby absolute bargain would definitely stay again

Perfect night away
I booked this hotel for my friend's birthday present. It was such a lovely hotel, in a great location. The hotel contacted me on the day to check arrival time amd check in was perfect. I will definitely use this hotel again and recommend to anyone staying in Edinburgh.

Me ha gustado mucho, volvería al mismo hotel. Pase un poco de frío, nose si no sabía cómo funcionaba la calefacción pero no tiraba calor. Directamente no funcionaba cuando lo tocabas. Por lo demás todo muy bien.
