Best hotel stay yet best in Rochester N Y 100%
Exceptional accommodations very clean and the staff are extremely helpful very attentive to your needs and wants his well as beyond mindful giving you your privacy overall I don't stay anywhere else when I'm in Rochester that's the type of luxury you can't get anywhere but at school 31 if you haven't stayed I highly suggest you'll never go anywhere else again at least I haven't!

Fun place and location
Cool building and eclectic lofts space. Great location. They send you a text message with instructions how to access the loft. The code for the main door you enter doesn’t trigger any response you just have to pull on the door after entering the code. The building has radiator heat. If your radiator starts making noises there’s a knob you can turn next to it that will shut off the water going into it and stop the noise. Found this out after it woke me up at 1 AM. The loft I stayed in was wide open including the toilet. Good for a solo traveler.

We loved your property - it was fantastic! We do wish the kitchen was a bit more equipped with the essentials. I brought a small pot and a skillet with spatulas, etc. from home, and I was happy I did that because the kitchen doesn't have a lot of things (including a can opener). so maybe look into adding a few more things. It didn't mar a thing with our stay, just a suggestion for those who may not come equipped with the essentials. Looking forward to our next visit - we loved our room, and so did our dogs!

So fun! We loved the School Lofts. Such a neat concept. Everything was thought of, decorated perfectly. Cozy, clean, quiet. Perfect get for a quick getaway. Would be a really fun place to have a photo shoot too! I wish we had had a little more free time to take some more pictures while we were there. My only suggestion would be extra towels (I like a separate one for my hair) so maybe bring one along if you are like me. The heater was very loud, I do like the sound of blowing air, so I actually like it. lol Also, the hot water takes a while to warm up so be patient. We loved our stay and will be back for sure!! Thank you!

The property was very unique and we enjoyed our stay. We would have loved a microwave in the room. Also, we had no clue that it was what amounted to 3-4 floor walk up with no elevator access. That made coming and going very difficult.

Property is very unique . Got the door codes via text message after booking .. entered my room , there was another guest watching tv , we both got the same text message and room number After an hour of trying to locate someone , was assigned a different room . Very awkward & the other customer was not happy The room itself was very cool .. the toilet was not in its own room (washroom) but I was travelling alone so that was fine Shower and tub area was also very cool design

This place is in the perfect location. I used to live in the neighborhood, so it's nice to have a home base close to all my old haunts. The area is safe and quiet. The property was clean and my loft was really nice. I only had a couple small issues. First, I'd prefer a key to a combination pad. It just feels a little less secure not knowing who all might have the code or having to worry about batteries in the lock. My other issue is the $200 deposit and having to send a copy of my ID and anyone else who might be visiting me at the property before check-in. I understand the reasons for both, but this should be mentioned at booking and not 24 hours before check-in. If I'd been traveling on a tighter budget, the unexpected expense could have been a real issue. I also felt weird having friends pick me up or meet me at the property, because I hadn't submitted all their ID's (not knowing who I'd be with at what times) and didn't want to lose my deposit for having a friend walk me to my door after dinner or come upstairs with me if I needed to quickly grab something from my room. The no guests without ID on file policy felt really awkward and I was afraid I was going to get in trouble for something. Finally, as other reviews have mentioned, the walls are paper thin and I was woken up the last morning by rowdy children in the hall. That said, it was overall a great experience and I always check this property first when I'm traveling back to Rochester and book when space is available.

Hello Sandra! We're sorry your stay at S31 did not meet your standards. To clarify a few points, you called the front desk 4 times within the first 35 minutes of your stay. Each time a team member was at the door of your loft within 5 minutes. Beyond that, our Concierge met you at your car upon your arrival and carried your bags up to your loft. The following day, we reached out to you with an offer to carry your bags out, which you accepted. Regarding "no place to sit", it's important to note that you booked Loft 216, which is clearly advertised as our "Micro Loft". Thanks again for staying with us.

Interesting in a great way! Not your usual hotel room. Bed and furniture comfortable, shower and tub nice, full kitchen. Neighborhood is nicer than I expected, mix of cute residential, artists, some very nice restaurants and walking nearby. Slight awkardnesses: it's third floor without an elevator, and there are some little things, like no tissues in the room. But for me, well worth it for a really cool building in a great location!
