"I would give 5 if not for the breakfast that they provided, they will only provide a choice of 3 different grilled sandwich with coffee with Japanese breakfast standard they could’ve done better. But I will comeback again if I had to stay in the area. The receptionists are very helpful, they gave us an early check in once our room is ready, we were 5 so we had the biggest rooms with an open air bath, 2 kitchenette’s, and 2 washer and dryer inside our room. "Hotel is located in a residential neighborhood. Very quite and had a community feel. Tue downside is that you have to walk for 10-15 minutes to the nearest bus stop or train station. Very close to Kyoto Imperial Place and Nishiki Market. (15-18 minutes walk). The property itself is clean and the whole apartment is spotless! No complains."

"Great find!! I'm astounded what you get for your money. Huge room, by japanese standards, great amenities, friendly, helpful staff with good English. I hugely recommend this place, especially if you are staying more than a few days in Kyoto. Also well located, within walking distance of Gion and many shops across the river. Plenty of places to eat within walking distance, cheap or otherwise. Best place we have stayed in Japan so far. "

Do not stay here for your own health, we went straight to bed without checking the place as we checked in at 6pm and we were tired but we kept waking up choking and coughing, we looked arond and saw the black mold in the black room and the dust on all the beams. Hotels . Com should not be advertising this hotel and the pictures are YEARS out of date. If you stay here you will get ill, be aware."

"This was a spacious, comfortable and unique property in a good location. It was immaculately clean. There is a Lawson store next door and a number of good restaurants nearby. It is in walking distance to the Heian Shrine and Nanzenji Temple. Bus stops are just outside and subway stations are very close. The hotel is on a busy street, but the room is well insulated and very quiet. It has a washing machine that is supposed to also function as a dryer, but we didn’t have much luck with the dryer...
