Very expensive hotel for the room we had. Then they charged us for parking which I thought was a bit of a joke. We paid €500 for 2 nights. The girl in reception was lovely.
An outdated facility, room was not very clean and the decor was dated. The beds were comfortable. The location to the University, Ulster Museum, and Botanical Gardens were exceptional. A healthy walk to city centre. The staff was kind and helpful. They allowed us to store our luggage for the day after we checked out.

Disappointment
Friendly but not well groomed staff, hotel had no restaurant for evening meals or breakfast! This made it very inconvenient for my stay and had to make other arrangements to eat. Overall very poor and wouldn't recommend anyone to stay.
Upon arrival i was told there was no food available in the hotel so after a long tiring day, I had to go in search of dinner.
The room facilities left much to be desired with faulty media equipment and no air conditioning and the towels in the bathroom didnt look fresh and the soaps were part used.
All in all not a place I'd return to or recommend.
The best part of our stay in this hotel was that it was very accessible for us as we attended an event in the pub right beside the hotel.
When we walked into the hotel first we felt like it was dark, dingy & had an eerie atmosphere. The check-in was ok not much information was given to us. Then when we entered the room it looked dirty, old fashioned & had a weird smell. We felt that everything that was in the room was dirty - the kettle had limescale inside, carpet was worn, walls were dirty, water pressure in the taps in the bathroom were low.
The worst part of our stay was the price we payed for the car park. We payed £7 which converts to €10. Plus the check-out experience was not pleasant, there was no one at the reception desk when we approached it & the guy just asked for our room number & then asked for the money for the carpark - not a hi/hello how was your stay. He just looked unbothered & uninterested.
Was so disappointed by how much this property has declined as we used to go to Christmas partys in it regularly and always has a great time but when we arrived on Saturday it was instantly noticeable how neglected it has become. Phone in room covered in some sticky debris with blonde hair adhered to it. View from room was the back of a busy portaloo for the adjacent bar so had to keep curtains closed for privacy. Shower door did not contain the water when showering so had to use towels to dry the floor. No mention at any point of paid parking (even on check-in when registering vehicle details then the next day had the rudest male receptionist refuse to lift barrier as we “need to pay” and when I remarked there was a sign advising “Free Guest Parking” was told that that was for “OUR guests” and i had to pay “because i booked with someone else (Expedia) and it was up to them to tell about the paid parking”.
Great location, within walking distance of pretty much the whole city. Staff were very helpful and efficient, breakfast was good, room of decent size and nice bar/lounge area. Shower was not good, very little pressure and the bathroom seemed very old and probably in need of being done up. Overall, we had a good experience and would stay again for convenience

Its very basic but the staff in there are very friendly and work really hard. The hotel needs a full modernisation from top to bottom but to just sleep there its fine
Carpets stained no bulb in the hallway girl on reception attitude was really bad could smell old smoke hair in the bathroom sink will defo not go back I never continue my stay I went else where

My food In. restaurant was ok but my problem was the people in the room next door kept me awake with there love making when I said to reception on checkout all they did was snigger at me so I’m afraid I won’t be going back as I’ve stayed in lots of different hotels across the world n never had this problem before
I booked a night here for my husbands birthday, location is really good but that is about all. We booked a double room, which was clean but very outdated. Description said tea/coffee making facilities but we didn't even have a kettle! From midnight right through until 9am there was constant banging and shouting coming from the other rooms around us, sounded like an all night rave. Got up in the morning to have a shower but no hot water, absolutely freezing!

The stay was just ok . My payment was taken out of card which I wanted to pay at start with cash. On return to room second evening door was open . Manager came up checked room no answers how it was open, we pulled door on leaveing and checked it. No answer not very helpful .
2nd time staying here. It is a good hotel and the price and location are tough to beat but.... And there is a but? There's no air con in room. Yes it's Ireland so what. We couldn't sleep with the muggy heat in our room. With the window open we had to put up with an alarm going off nearby for around an hour and a half. Also whilst good value prices are great maybe they attract a different sort of customer?. Added to the heat and alarms was a couple of buffoons in an nearby room talking (& arguing) like it was the middle of the day, not half 5/6am in the morning!?! But happy to try again as these could all easily be one off things and just bad luck to he ave all 3 at once!
Reception staff were lovely. I had no room service and needed to ask for a rubbish bag to empty room. Noisy in a sat night, my 8 yr old had to wear her ear defenders to sleep. Mid week would be best if you have small kids. Best hotel for parking which can be a pain in Belfast.
Hotel is across from the University, decent restaurants and services in a walkable area but a little futher from city center than we anticipated. Service was lovely, hotel is clean.
