I booked "Twin Room, 1 Queen Bed, City View", which is supposed to be 30sqm. We didn't get the room as in the picture for this room type at all. It's a completely different room to the one we booked. Also the hot water doesn't work all the time. The noise in the morning is deafening. You won't be able to catch any sleep after 8am. Maybe not ever after 7am depending on the traffic outside. Definitely would not recommend. Be very careful with what you are served in Vietnam. They very often give you something cheaper than what you ordered, hoping you wouldn't notice. Of all 6 places we stayed in Vietnam, this is definitely the worse one.
