Great stay, enjoyed my massive upgraded villa, staff was great and the view was amazing. My only complaint is that some things are lacking in maintenance, paricularly around the pool and lighting fixtures. Would stay again, though.

I dont know where to start. Room was in terrible condition. Not clean. Electricity was sparkling/damaged. We tried to communicate this with the guy at the lobby (who spoke terrible english, but seemed like a nice guy) and we wrote a letter that he should take back to the manager. We wanted refund or a new room. Only 6/11 rooms was operating. The room was so bad that we decided to change hotel after only 3/7 days. We still have not heard back from the hotel regarding refund for the last 4 days. The manager has not contacted us as we were promised. Hotels.com should take this hotel off their page! We documented everything with photos/video

Very badly maintained property. They just have 7 villas and that too have not been maintained. Not sure it could be that they didn’t have enough capital during covid. We saw dead lizards and cockroaches the moment we entered villa. After a day, we saw hundreds of ants swarming the place. Wouldn’t recommend this place at all especially for the price point. The only acceptable aspect is the view from the pool.

Very nice private property. My wife and I enjoyed our stay in the Honeymoon suite, very nice view with big private pool. Property conditions need to be look into, furnishing is back dated. Small details like blood stain on bed linen shouldn’t be present to guest. Blood stains also can be found on mosquitoes net. Without picking on small details, overall stay was good.

Amazing views – disappointing breakfast
Very private and exclusive place with amazing views. Staff was good but would've expected more friendly customer service. Dinner and lunch menu was good but (not extraordinary) and pricy. Breakfast was a disappointment and didn't not match the overall quality of the place.

Villa was clean & spacious with a beautiful view. Had a problem with the aircon a few times but always got resolved eventually. Amazing sunset view 😍 Only negative is there’s not many restaurant options near by.

Our stay was absolutely amazing! The staff went above and beyond to make sure that we were comfortable and addressed any issues we had. Beautiful views, great location, clean and comfy suites, and the food and wait staff was excellent. We will stay here again!

The hotel provides one of the best view overlooking over the ocean. Just breath taking. We was also upgraded to the two bedroom ocean view villa during our stay.

Excellent area if you prefer a fine balance between quietness and small amount of tourists. 11 rooms in total absolutely made this a very private stay without having it be too lonely. Amazing staffs; the manager is courteous and professional. Love the in room amenities.

We were recently visiting the property for 3 nights as part of our honeymoon. Let me start of by saying the food/staff were amazing. The rooms are showing of age and might be in process of renovation since half the property was closed off during our stay. The hotel is in close proximity to some decent eateries and bars. If you are interested in tour bookings then do it outside of the property as hotel charges 3 times the price. Other than that an amazing honeymoon.

we feel disappointed. view a bit great but room is dirty and old. Air-con not working good so make room too hot. at first we parking in front of hotel but no anyone come we have to find the way walking to reception by ourselves. Staff are not helpful we try to think maybe low seasons and have one Chinese couple were marriage there in that time so they too busy for prepare but we paid too high price for 1 night so we can expected for the great service and helpful staff in 5 stars hotel.I never have this experience in 5 star hotel in Phuket before. i thought should to get only 4 star for this place. thanks!

Amazing view
I think if you just accept you are paying for the amazing view and pool then you will overlook all the little things that others have mentioned in their reviews. We had the garden villa which was great until there is a wedding then u have people looking in and drones flying whilst you are swimming and sun bathing which didn't really bother us but may be an issue for those who want privacy. The in room breakfast is great. The only negative I have is that other than the front door no other doors lock so the balcony doors are open which makes you feel vulnerable as the garden villa is easily accessible to anyone from outside. Overall the amazing view and the pool makes it worthwhile to visit and if you get the right room you will definitely want to return!

Love the infinity pool
The infinity pool is awesome. We spent 2 nights and everything is great. Hotel staff are nice and helpful. It is closed to the Kata Noi Beach. But my husband and I love our infinity pool the most. The view is spectacular. The breakfast is super good!!!! So yummy... However, the bathrooms smells a little bit and we don’t know where is it come from. We informed the hotel staff, it got better, but still the same the next morning. Hope they improve in that area. The unlucky thing is my husband got a lot of mosquito bites, but I don’t have any... I guess it is typical in the tropical area..

Beautiful villa over the water, very private
We stayed here for our 20th wedding anniversary in July/August, and it was amazing! We had a garden villa that was gorgeous and had a huge private infinity pool overlooking the water. We were a little worried going to this area during the rainy season, but the weather was beautiful! On our 2nd day there, our AC stopped working in the bedroom. The hotel immediately sent someone to check it out, but they were unable to repair it that day. Our other room in the villa has great ac, so the staff brought in 2 beds to make a king bed for us in the living room. It was great. They would have offered to move us to another villa but they were fully booked. They had the AC fixed the next day. The staff were always going above and beyond and everyone was so nice. They only have one restaurant at the hotel but the food is great. During rainy season you can't access the water from the hotel due to high tide on the rocks below, but Kata and Kata Noi beach are both within a few minutes walk. My husband even took a surfing lesson at Kata Beach. The hotel also took us on a guided tour in their private van up to the lookout point on the island and around town due to our troubles with our AC. We would highly recommend Impiana Private Villas Kata Noi!

My wife and I felt very comfortable and relaxed at Impiana. Having your own private pool with the view of the ocean is amazing. The staff was the BEST! We will definitely go back again.

Great Villa, but poor maintenance.
We went Phuket for honeymoon and we booked the Honeymoon Villa. Excellent staff, kitchen, etc. The only complain I have is the engineering team is poor in maintaining the room, some lights in the pool were not working, light switches are not according to labeled, bedside lamp was in poor condition, bath tub has chips in the tub, and inconsistent water pressure. We informed the front desk about those problems since day one of our stay, and it remained unchanged on the day we checkout.

If I go back to Phuket, I will definitely be staying at the Impiana Private Villas. Just by reference alone, when you tell the taxi driver or the tuk tuks that you're staying there the response is always the same--Wow, really?! Yes, it's fancy! Start your day with a delicious (non-alcoholic...we tried) breakfast with Western or Asian specialities, switch into your beach clothes and walk 2 minutes to Kata Noi right outside and up the block from the hotel. If the hot sun is too much, you can always come back to your private pool and order some mojitos with delivery to your room. Impiana Private Villas gets very few things wrong but here are some improvement opportunities/suggestions: 1) Ask for a villa that is no where facing the lobby! You don't need incoming guests gawking at you and your partner in your swim suits. This can make or break your stay. 2) Even when you manage to get more of a private villa, beware of locals scaling surrounding rock near your terrace when they are fishing. We had this happen and it scared the heck out of us; they were friendly (just passing through) but since our terrace door didn't lock, we were nervous about locals climbing into our room 3) The beds are pretty old and to make up for this, they use ratty mattress pads to compensate that are NOT comfortable. The bed in my villa was the low point of the trip. They need to invest in maintenance (seriously!). Other than that, be sure to book a spa at Oasis and eat next door at Mom Tri's!

Utterly disappointed & bad value for money
I was utterly disappointed with Impiana Private Villas after staying with them for 3 nights. This suppose to be a 6-star private villa, however, the condition of the entire place, and the service do not live up the standard. Not even for a 4-star hotel. The rooms, bathroom &f urnitures are very old and dirty.The bed sheets had wholes on it, and the bathing towels provided by the hotel were yellow. They looked very old and dirty. All the staffs in the hotel speaks very limited English. When we called the front desk to book taxis for us, the hotel staff did not understand us most of the time. This hotel was also filled with million of mosquitoes due to the surrounding trees and plants and due to lack of insect spray by the gardeners. Although the rooms provided insect repelled, but it didn't help. Every night, we were raided by the mosquitoes and I was so afraid to fall asleep. We paid for more than USD 300/night for a GRAND POOL room, and I honestly feel that it does not deserve this price. We moved to Naka Phuket hotel on our 4th night, a hotel that is just a little over 1 year old. We paid only USD280/night for a pool villa with infinity pool, much bigger space, way better services and facilities and the rooms were super clean with magnificent views towards the ocean and the sunset. If you are looking for a nice and relaxing romantic getaway, I would suggest you to book NAKA phuket instead.

This hotel has some magic about it! The place and the views are enchanting, a place to commune with the sea. Exceptional dedication from staff, especially Dao and other main reception ladies create an out of this world experience which is very hard to find in today s sobered up and material-guided world. The certain seediness and certain disrepair in some of the hardware of the place are part of this experience. That s just how Kata Karom area is. Afternoons bake up the place, as anywhere in the sun, the AC easily copes with that. The value comes from the closeness to the sea and these great rocks which the hotel stands on. Rate adaptions also in this property are not unwelcome, especially since Thailand senselessly keeps moving up over imoral yield levels in its tourism enterprises especially in the last 5 years. It s almost savage anglo business circumstances there now, where is the Thai-ness and -identity!

Million dollar view!
Stayed in room 303. The view is truly amazing. The service staff were polite and efficient. Food was great as well. However, as with a lot of other reviewers, I agree that the hotel is in need of touching up. Floor boards to the pool has chipped off in multiple places, lights was not working in the pool (but swiftly resolved) etc. but that didn't marred our experience. We had a great time and will alway remember this resort simply just for the great view.

I'll start with the pro's: Very nice rooms, modern and well kept. Good view of the beach and sea. Next door to Mom Tri's kitchen. The best restuarant we went to in Phuket Ok so now to the bad: My experience was made unpleasant when one employee told me i could checkout late at 3pm (free or charge) in another room (as our room was booked) When the time came, another employee told me we could not stay in another room free of charge. This disrupted my plans and scheduling for the entire day. The other employee had given me the wrong information as they were knew. And I find that understandable. What really got me angry was that the current employee nor the hotel did not take any responsibility for the mixup and they insisted that I could only stay till 1pm, insisted that I chill in the library or the 'secret room' This hotel is overpriced. The other two places i stayed was half the price with double the service

Fantastic property for couples
We were very pleased with our stay at Impiana Private villas on Kata Noi beach. We spent more than usual for our stay but we felt that it was worth our while. Having a nice size private pool over looking the beach was the highlight. We had stayed at a beachfront property for a few days prior to moving to this hotel so did not mind not having direct access to the beach. If you are looking to get quiet, relaxing, and private holiday, this property definitely will give you such. We had a problem with our patio door in our first room and so they moved us to a even bigger villa. The level of service was excellent.

Watching the sunset from our private pool with the waves crashing onto the rocks just meters below is an experience that my wife and I will remember for years to come. It's a shame that the service and the room didn't match up with the amazing view, as this property has such a superb location that it could truly stand out if those areas could be addressed. Service: 3.5/5. Front desk staff were helpful and could speak conversational English. However, the check-in and check-out process could be smoother. Attention to detail really defines the difference between 5* and average service, especially at a smaller property like this one. Room Quality: 3/5. When new, the room would definitely earn a 5/5 rating. However, there were a number of maintenance related issues. Location: 6/5. Yes, that's six out of five! The location is truly amazing. The hotel is located right beside the ocean next to a rocky outcrop. There's also a quiet beach (Kata Noi) that's about a 10 minute walk from the hotel. Food: 3.5/5. Breakfast consistent of a continental breakfast buffet along with a menu from which you could choose individually prepared hot items. The hot items were tasty, but the selection could be improved as there were just 3 local options along with a choice for the standard American breakfast. Service was good.
