"We stayed here a few nights to visit Edinburgh in festival month. The owner is very welcoming and friendly; but the standard is disappointing by today's standards. A dog seemed to have stayed in the room before us (she takes pets) which needed more thorough airing and cleaning. The room had a slightly tired feeling. The setting is lovely and it is handy for Edinburgh - 30 mins by car and a good train service from nearby Linlithgow."
