Unfortunately this is a first and last time here at this property, staff/owner was friendly and helped but the place is not maintained well. Did not get the rest I was expecting yet I will say it’s convenient for food places and Universal. Beware of places you look, not all may be as it seems. I do hope this property is better kept could be nice just too high for the experience I encountered.

Convenient driving to most tourist areas in LA
The place is a bed and breakfast. The owner who lives in the property does the upkeep and serves the breakfast of simple egg omelet, toast and coffee. The place is few minutes drive to Universal, Hollywood walk and the Urban Light and other tourist areas, so very convenient. This is the reason I chose the place and it served the purpose.

Disgusting. Black mold. NO HOT WATER. Rude owner. Extra charges. - We got the two room and gardens, bed and breakfast. We asked for baggage storage before check in but our room was empty so dropped them in our room, left, came back 11pm and crashed. Woke up to dirty, dusty, black mould, shower was ice cold after running for at least 10 minutes. My husband was furious and it set the mood for the day.. the owner was nowhere to be seen so called Expedia, who weren’t able to get a hold of him either. But I did find an older man with his pants half down with exposed rear, who was apparently also, looking for the owner. Luckily I kept my kids in our room. With black mold in the bathroom we were not about to eat here. So we forfeited our included breakfast. 2- 2.5 hours before our checkout time - as we were ‘pissed off packing’ and loading the car, we were told not to use our deck/private exit as it was actively being prepped for refinishing by a worker, who had in fact cleared our exterior seating area. When we left and I finally found the owner, I was upfront and honest about our experience. Black mold- ‘ oh, I tried to clean it, but the guy put in the wrong tile’. TheHot water - ‘ oh, it just take time and you have to turn the faucet back and forth (we tried every faucet position-it wasn’t the faucet) When I persisted it wasn’t acceptable he said his water bill is crazy..All together this room cost me just under $442.65 Canadian for one night. We couldn’t even shower.

Guest rented the two-bedroom garden suite for Friday November 3. The base rent was 215 for two guests. Since she had five people she paid 280 before tax and 330.60 after tax and it turned out to be about 462 (Canadian). The price also includes wifi, parking and breakfast. No lodging with a rating of 7.8 and walking distance from Universal Studios offers a two-bedroom for 280 for a Friday night for five people to stay. The room is next to the garden. The garden and deck are common area for all guests to enjoy, not just her group. The problem started when the maintenance person came to paint the deck at 9:30 am. Drea’s husband was basking in the sun and seeing the maintenance guy went inside the suite. They left about 11:00 am (normal checkout time), and Drea complained at checkout how her husband was furious for not being able to use the deck for another hour-and-half (9:30 to 11:00). I reminded Drea that they had checked in at 11:00 am when the normal check-in time was 4:00 pm so she cannot complain about 1.5 hour loss of usage of common area. Then she complained about hot water, and I explained that we have anti-scolding device in the shower that takes a minute or two for hot water to come – it does not take 10 minutes. In the US anti-scolding devices are used in shower to prevent getting burnt by hot water. Then she complained about mold. I explained to her that it was more the color of the tile than mold. In the review she is complaining about an elderly guest wearing baggy pants. She is absolutely lying about pants being half down (this review must be removed by Expedia). She is absolutely lying about checking out 2 to 2.5 hours before check-out time. She is lying about extra charges. I was never rude to her. She got actual possession of the suite at 11:00 am and freshened up before going to Universal Studios – not just dropped baggage. I did not tell them not to use the deck. I was at the property from her check-in to checkout. She is a pathological liar. While we did everything for the guest to have a good time, the guest is giving review full of lies to hurt our business.

Dated old house with a frustrating ck in process
About a 40 min walk to Universal Studios Hollywood or a $6-$12 uber ride away. We knew we were going to ck in late & when you book it says to contact them regardless... that was a debacle in itself. The # online is for the wife & when i called i got hung up on, called back, she said something quickly & hung up again. Between my son, husband & myself we tried to reach out to every option available which took over an hr as i was boarding my flight i finally got a ph# to call when we got to the place in the AM. Which btw... they are cool with late ck ins.. we ckd in at 3am. Arrived & there's no signage until you reach the door & then you stand there & call as the wife was telling us through the ring to do. Very disorganized... & then you walk in to a very dated, dirty hm where duct tape is seemingly holding tiles together on the floor. The bathroom felt dirty as well. The good.. it was very quiet unlike what you'd experience in a hotel of any kind & the bed was somewhat comfortable. Didn't partake in the 7-9am breakfast & then leaving we couldn't find anyone so we left & I texted the guy to let him know we left. I felt the $179 pricetag was way too much for what we got so would i stay here again..? Probably not unless it's the last option available. Basically it's like staying at that 1 friends house cause you have to but never want to cause it feels old & dirty. I suggest a deep cleaning maid service for this place to make it better & then I'd say 4.5 stars..

Tammy, you love to complain, even when it is your own fault. Nobody asked you to book through Hotels.com. It was your choice. We are not even listed there. They got the listing from Expedia whose subsidiary they are. Hotels.com provide real time availability and pricing but not contact number. They update the phone number once in a few months. You are conveniently hiding the fact that you shopped around and comparable places were charging 50 to 75% higher than the 179 (including tax) that you paid for a Saturday night stay. And our price includes wifi, parking and breakfast, while others don't. But "last option" implies we beat all other places. You love to exaggerate things: (1) It is a 10-minute walk to Universal Studios - not 40-minute. (2) Your husband called me 21 minutes after we got the reservation notification by email to say that you would come at 1:00 am, while you claim it took you more than an hour to locate my phone number. Why are you discouraging guests from selecting our lodging? If you want to hit under the belt, do not target us as we are not your family members.

This is a room in a house, nothing more. It is not a B&B. It was quite cramped, with the queen sized bed pushed up against a wall. There was no top sheet on the bed and I have my doubts as to how often the comforter was washed. The bathroom has rust, was outdated and very unappealing. I would NOT recommended this place to stay.

You came on August 25. Your review is dated September 25. You took down notes and after a month you wanted to be vindictive? Every bed we provide has a jersey (fitted) sheet and a flat sheet (between comforter and fitted sheet). I simply do not believe you.

You will not find a more hospitable host in LA. He greeted us warmly as we arrived at this beautiful location. He showed us our 2-bedroom reservation which was spacious, clean, and very comfortable for 4 people. Plenty of parking outside, just make sure to ask for a permit if you stay past 8am. Excellent homemade breakfast spread with great conversation.

This is a revenge review. Guest reserved and paid for a party of three for two nights, but only two showed up. Guest had bad experience at Universal, and cut short their trip. Guest wanted refund for second night claiming the PREVIOUS night's check-in experience was bad. Unable to get refund, she gives bad review. Our lodging is not TERRIBLE. It is the guest that is TERRIBLE.

Really an Air B and B
This is really more of an Air B and B set up than a hotel. It is someone's home and they rent out rooms. The rooms are older but fine. It is within about a 25 minute walk if universal studios. There is limited street parking, especially if you arrive later in the evening after the neighbors have returned home and parked.

Ok so I thought this was a hotel!😀. I did not read description. This is a nice house less than 10 minutes walking distance to universal Studios. Reservation included breakfast BUT we were not offered anything(only ice) and we didn’t ask for it! You will fell like in a family house. Beds are comfortable

Gissel. Breakfast is included as we are a bed and breakfast. For some reason, this year guests are skipping breakfast and rushing to Universal Studios. For people that are in a rush, we typically have coffee, juice, fruits and pastries.

Warm and Friendly Home
The place is in a nice area of Hollywood Hills within walking distance of Universal Studios. We had dinner twice at a vegan Thai food restaurant called Veggie House which was a short walk from the house which was excellent. Amy is a great host and we look forward to staying again in the near future.

Only good because it’s close to universal studios other then that on Expedia it says it’s for 7 but in reality it will charge u $200 extra if u pass 3 people. Tv didn’t work, cups in room were dirty, beds were dirty, no hand soap in rooms and I tried getting bagels from kitchen to go because our Uber was outside but the lady said “ you have to sit here and eat” didn’t know this property was gonna come with a “mom” that tell me I have to sit at the kitchen table and eat. I was having fun on my trip and she asked for me to send her my card information so she could charge us for another stay but then wanted to charge $350. Middle of the night you hear the property manager screaming on the phone with someone, probably another client that had a terrible stay experience. If I would’ve known the property manager was this bad I definitely wouldn’t have gotten it.

The guest made online reservation for two nights for five adults and a child and paid about 350 per night with taxes. The guest liked our lodging so much that he wanted to stay an extra day. When we offered the guest a discounted price of 300, the guest became upset claiming that we were cheating him for not charging for only two. When we reminded the guest that he had paid for six for the first two nights he became furious as he had no intention of paying for more than two and he had (mistakenly) paid for extra guests. This horrible review is his way of hurting us. Is it a crime to charge for extra guests? Every bathroom has soap. Every TV works. We provide bottled water and no cups in rooms. We encourage guests to eat in the dining room.

Great friendly experience
Amy was very keen to help out. She drove me to Dolby theter to catct the hop on bus with discounted price, and even provided a bottle of water that day. What surprised me the most is that she let me check out very late, at 6 pm with no extra charge! Also she arranged a lift to the airport.

We enjoyed stay at Mini Mansion but only the things disappointed us is expired food. Most of food they gave to us was expired was worry about kids not eat it. But place and staff was kind and polite.

Mohammad. We provide cooked breakfast, and only the packaged yogurt has a best use date. So, instead of saying "Most of food they gave to us was expired", it should be "the yogurt had an expired best use date". Also, if this was a concern you should have brought it to the attention of the server immediately. I bet, tea, coffee, juice, bread, jam, etc. were within the best use period.

Rooms were clean and bed was noisy but comfortable. It’s like staying in your aunt’s extra room type of home but it was descent and it did the job. Home, fixtures and furniture outdated. Walls need painting and blinds need cleaning. We mainly just slept and showered and left before breakfast. Parking is a big ordeal too though we were able to park in driveway. LOTS of stairs! Definitely not handicap accessible.

Mini Mansion in Hollywood Hills has stairs and may not be suited for everyone. For people with disability, we recommend the Garden Suite and provide access through garage that cuts down the number of steps to 5-6. Guests come for the closeness to Univeral Studios, comfort, hospitality and the views. The price you pay includes home cooked breakfast, wifi and parking.

The property was very nice, the owner was very nice and accommodating as well. Very cozy feeling! Just a heads up that there's a lot of stairs going up to the door/rooms.
