Old and run down pub with few rooms in poor condition, overall poor standard.
No food served, but we was offered breakfast 09:00 at surcharge of aroind 9 £/ person
Could not accept credit card , and only ATM in the small down was off line, had to drive 16 km back and forth to withdraw cash.
Wifi did not work, got a reduction in room rate120 instead of 145£) that was high for the room standard
The bed linen was clean. The room was knackered. The tv didn't work, there was mould in the shower and the wallpaper was peeling off. There were street lights outside the window but the curtains were thin lace so didn't keep the room dark.
Had a nice couple of nights here, the bar staff and locals were really friendly and the manager Sarah was great.
Looking forward to coming back again soon.
Room was fine. As described. But no breakfast was available as, we were told, there wasn't a chef. But we didn’t ask for a reduction.. so it's our own fault!!! We had already paid before we asked about the breakfast. However as the lack of breakfast was known to the staff..we should have been offered a reduction.

You don't get what you pay for
Booking clearly stated breakfast included, was told point blank it wouldn't be included and if I wanted any it would cost extra and only after 9am.
Pay for breakfast don't get any, no food available at all you have to go out in the evening.
No parking on site, free car park 5 mins walk away.
Bedroom very dusty, covid cleaning measures? Wrote the word covid in the dust on the tv stand.
Found a half used packet of tissues in bedside unit and a used towel hanging on the back of the bathroom door!
We stayed 2 weekday nights in June. We paid over £80 a night for room only and I'm afraid to say that this was not good value for money.
Whilst the staff were very friendly and helpful (I have no problem here) the room was tiny, and in a poor state of repair. One of the window panes was smashed and one window did not open at all. The room was not cleaned while we were there, and whilst this might be a a consequence of COVID, this was not explained to us. The bed was also uncomfortable as it was a very cheap mattress.
This pub only provides breakfast (if required) and there are limited options to eat within Lostwithiel which means high demand. We ate in both pubs (Globe & Royal Oak) but only because we had booked tables well in advance.
There is no pub car park and very limited on street parking but there is a big car park 5 mins walk away that is free.
How on earth can YOU advertise this B&B meaning breakfast included in your advertised price , then they charge us for breakfast .
You are not respecting the clients contract with you . So you should not advertise as B&B
Worst B and B my husbabd has ever been in, the stairs to the room are very unsuitable for elderly people, very uncirgortable bed, this is supposed to be a B and B , but you dont get breakfast, , the whole pkace reeks of stake smoke, ,we certainly will not be reccomending this place, disappointing and ruined holiday
The King's Arms states when you arrive that it is not an hotel, but is a B & B. It is in fact a pub with bedrooms above. The staff were very friendly and the breakfasts were excellent. If you stay more than one night, the rooms are not serviced. It was necessary to go down to the bar to ask for replenishment of room supplies. The pub is on the main street through Lostwithiel and hence there is traffic noise at night. There were no chairs in the bedroom and nowhere to sit quietly downstairs other than the bar area.
Comfortable room and dog friendly. Was fine for a stopover on our holiday. Parking can be a challenge.

Just an overnight stay
We've stayed in better accommodation and we've stayed in worse. Room was spotlessly clean and the bed was comfy. Shower was excellent. Plenty of orange pine furniture!! Breakfast was fine and served with friendliness. Nice locals and good access to the rest of Lostwithiel. Fabulous restaurant just down the road called Trethewen. Overall it was okay for a one night stay.
The staff were really warm and welcoming. Our room (Room 6) was bright and airy - the bed very comfortable. Breakfast was delicious. We will definitely stay there again and recommend it without reservation!

Hotel fantastic, nothing to much trouble for staff and friendly locals alike. Had a great stay and would definitely come again if we are in the area. Plus really good beer!
Road noise was unfortunately a problem and the bed was uncomfortable. On the plus side the room was good and en-suite had a great shower. The breakfast was excellent and very good value and staff very friendly.
Very friendly B&B, made welcome by all the team. Ideal location for central Cornwall located in a very pretty town which has plenty of amenities.

Very friendly staff, lovely clean comfortable room and excellent shower. Breakfast - good choice but not fantastic. Worst thing was very heavy traffic passing most of the night. Kept me awake.
Excellent reception, friendly staff, the really good breakfast set us up for the day. Fantastic Indian food available in the evening, will definitely stay there again.
Had a great stay at this bed and breakfast/pub in the heart of Cornwall , made very welcome by the owners and staff who work tirelessly to make our stay a great one , this place has an Indian restaurant attached to it and the food was excellent, recommend this place to anyone who is staying in Lostwithiel.
Thanks to Will & his wife and staff who made our trip there a great one
