Breakfast was greasy the cheapest sausages available no butter on the table had to shower across the hall because ours was blocked not very Warmley reception definitely wouldn't stay here again
The hotel itself is fine it’s in a good position so you have to climb steps to get to it one thing I would note is that bedroom number four has two single beds and is very small best avoided the owners are very pleasant and very helpful food breakfast and dinner very good selection all in all recommended
I'd stayed here twice before with previous managers. Was happy to say the decor was just the same cosy comfort. Clean and comfortable,the lounge bar an added bonus as you could stay at home. Quality breakfast and evening meal.

Hotel .com confirmed my booking with double bed and partial view - when checking the actual room 4 at the hotel it was two single beds in the equivalent of a corridoor with no view just rock - both hotel .com and the hotel didnt accept responsibilty - they are both to blame - i will be taking hotel .com to trading standards for a full refund - this was a suprise wedding anniversary present - disgusting behaviour from both the hotel and the booking site hotel .com - if anyone has ever gone on a groupon break and felt like they were treated different to direct booking guests - that is what you will get at this hotel if not booking directly - the hotel did say that we could transfer rooms if a cancellation arises and we will pay extra - this didnt happen as we found out from other guests about last minute deals they had just bought with this hotel - so i conclude the hotel wasnt interested in customer satisfaction - there is alot of child like notices and rules in the hotel - dont bring children - no parking and the steep incline upto the hotel challenging - hotel .com is the bussiness the buck stops at and will be demand a full refund

What a fantastic place to stay! The room was really spacious (even had a walk in wardrobe!), fabulous shower and great views to the sea. The breakfast was awesome - lots of tasty options to cater for all tastes. Sarah and Cathryn were really welcoming and attentive - and even managed to find us somewhere to eat after arriving late due to a long and delayed drive! Would love to go back soon!

Overall a reasonable B&B, a short walk away from the harbour. Small shower room which unfortunately has a noisy macerator for the toilet, as do all rooms. Thankfully guests were all considerate & didn't use overnight, otherwise sleeping could have been an issue. Otherwise it's elevated position provided a lovely view over the valley down to the sea.
A fantastic long weekend stay in a well presented, well run hotel. The hosts were welcoming, informative and genuinely happy to help with any requests. Rooms were kept clean and well stocked with tea/coffee, toiletries etc as well as little extra touches A A lovely setting with many places to explore.

Good hotel,Lovely setting, beautiful part of Devon
The hotel, recently taken over by friendly hosts Kyle and Martin, has had the bedrooms refurbished to a good standard. Room 3, of a comfortable size, with a compact shower room, had a beautiful sea view, was exceptionally clean and well stocked, as were the main rooms. There was plenty of choice for breakfast with fresh and local produce and a lovely sitting area in its garden. It is very well situated in Lynmouth which has a good selection of shops and eateries as well as a picturesque harbour, river and sea setting. The cliff railway took us up to Lynton for more choice of shops etc. We found the location central for driving and exploring other areas of North Devon.- try Pollock Weir, Dunster Castle. Watersmeet a National Trust walk starts near to the hotel and a real gem was Lynton's Valley of the Rocks.
Great room great view lovely location but the best thing about our stay was the personal touches from the 2 lads they could not do more for us and made us feel at home from the minute we arrived lots of little touches that were not expected but very welcome nothing was to much trouble and the home made cakes were out of this world lynmouth is a great place and the hotel is perfect for exploring
