"This was an unusual property/experience. The main door is located on a busy street in a sketchy area. The apartment is on the 3rd floor (2nd floor for Europeans). As there is no on-site staff, pre-check-in is handled through email, including passport submittal, etc. We arrived on Saturday morning in time to return a rental car before they closed at noon. Since check-in was not available until 3pm, this left us with nowhere to be and a bunch of luggage. Communication through the booking app was ineffective, but once I used the property’s direct email, they were very helpful and responsive. Fortunately, we were allowed to leave our luggage, even though our rooms weren’t ready yet. There was a secure main door to an apartment common area, and additional secured doors to the individual rooms. Everything was very clean and seemed well-maintained. The room was very quiet and the bed was quite comfortable. We had very good experience with A Casa Mia, a restaurant right next door. Our efforts at wandering around the area for other dining/shopping options were futile and frustrating. The apartment was very close to the access point for cruise ships, which is why we were in Civitavecchia in the first place. We would recommend the property as a no-frills, super convenient pre-cruise stopover. "

"The room was very clean and spacious. The room slept 4. Bathroom was fine. Breakfast was very simple; toast, yogurt, granola and pastries. Coffee was good. Staff were very nice and accommodating."

"Unpleasant instant coffee. I heard there was a store- bought tart, but I didn’t see it. You must bring shampoo and soap; wasn’t any. You’re going to have to go up a couple flights of stairs to get to your room. Nice gentlemen will help you with your bags if he’s around. Location is good if you’re cruising. I tried months in advance (multiple ways; more than one email address) to contact the property and never got an answer. They offer transport from airport for a fee, but never could get through. Expedia even tried on my behalf to no avail. Got there via Uber which was cheaper anyway. We stood outside about an hour and a half staring at the wood and iron door, trying the phone numbers, asking neighbors who knew nothing and nearly left. A gentleman comes along at a little later than noon. Nice guy; couldn’t understand a thing he said. Seems a code to enter is available sometime within the previous 24 hours. I did not see any emails about that but was told that had I checked on an app called “WhatsApp,” I may have received a message. So, shortly before arrival check that. If you get in, you’re on your own getting up the stairs. By the time I got there, I had no confidence that the property owner’s representative would communicate with me since it hadn’t happened before. Mind you, I literally spent hours getting a hold of them, to no avail. The old building was cool, but everything outside the room neglected. We paid $10 euros each to get to the ship. Suspect wasn’t best option."

"If you like to stay in the hotels this place is not for you.Check in is at 2p but nobody at front desk to check with.No instructions how to check in without a real person .Very hard to get anybody on the phone.The place is located on the side street, 15 min walk to restaurants.It felt safe and when the personnel finally showed at the property they were nice.It is OK for a one night stay before or after cruise but nothing special."
