They didnt honour my booking through Expedia and wouldnt discuss this. I had to pay a second time to secure a room. Very bad. I need Expedia to refund the booking ai did with them. Im now reluctant to prebook through Expedia.

Very good budget guest house with local flavour
The Okay Guest House is real value for money and gives you a slice of Cambodian hospitality. Paula and her staff are friendly and she shall also recommend local dishes for you to try from their menu. There is no lift and the stairs are very very steep , i chose a basic 4th floor room with fan but decided to pay a little extra for the a/c. Big comfortable bed , REALLY TINY toilet/shower room but everything worked. Recommended for budget travelers who are not looking for a fancy place but one that has real atmosphere.

Staff are indifferent, not very friendly. No A/C remote Breakfast was included for me, but they want to charge you.

The room was given at a discounted rate; probably because of the fact that there was construction work going on from 8 in the morning until 6pm. I kind of wish that had been disclosed at the time of booking! Staff were friendly enough. Be prepared to be swamped by tuk-tuk drivers desperate to know where you're heading as soon as you leave the building. The access road is in very poor condition with massive potholes, so any tuk-tuk ride to or from the guesthouse is going to score very low on comfort. They, as do all the guesthouses along the road, advertise themselves as 'Riverside' - come people might class this as creative advertising. Others, however... :)

Spacious room, no air condition and the fan is quite noisy so not the most comfortable. But very convenient for the money paid. Also they have a list of all trips that they can help you book.

Just okay
Location was great. Plenty to do around the neighborhood and very close to the Royal Palace. Staff was also fantastic. The negatives were that our room had a terrible scent to it as well as cockroaches living in the bathroom. Probably wouldn't stay here again.

In the heart of Phnom Penh.
I have stayed here multiple times in the last six years, totaling about three months. It has a great location, right near the river, Royal Palace, peace park and numerous shops and restaurants. Competitive price especially if you negotiate a monthly rate.

Should really be a 1-Star hotel
I booked the 25 m2 Double Room with AC here, but they tried to give me a room that was only 10 m2. After I told him about the discrepancy they upgraded me to a triple room. The room had no desk and chair though. I had to use the roller table and the bed as a chair to get some work done. There's no water kettle or tea/coffee making facilities in the room. I had to go downstairs to fetch hot water to make my coffee. This place was listed as a 3-Star hotel, but it should really be listed as a 1-Star hotel. There's no elevator and the hallways and stairs are really narrow.

okay!
Aircon struggled even though it was on full time. Room ok, bit dusty. Bathroom ridiculously small and unable to open the door into bathroom fully as it jammed against the sink. Lady on reception could speak English when it suited her. We tried to book a coach and asked for a hotel pickup, we were told there were no pickups because of chinese new year, yet the hotel three doors down managed to book for us including the pickup! On the plus side the restaurant on the ground floor was good and cheap.

Overpriced guesthouse
Had to insist on rooms with windows. No availability meant small cramped rooms with no bathroom door (a bit moldy). Reception staff was rather unfriendly and booked horrible bus tickets twice, didn't even bother to tell that bus was leaving an hour later than what was ordered. Would find much better value guesthouses elsewhere.

Great staff. bad building.
Best staff I've ever seen. Phenomenal location . My only problem was how badly the building was slapped together. The stairs didn't match from one floor to another. one whole side was plastic sheeting with another flophouse on the other side.

Clean, safe, comfortable, and actually Cambodian.
We were looking for a clean, comfortable hotel that still felt like it was in Cambodia for our first couple nights in the country, and Okay Guesthouse was perfect. Those fancypants hotels could be anywhere, and the money rarely stays in the country, so places like this are ethically better. That being said, on our last night before leaving we went for a "nice" one, and agreed that Okay Guesthouse was better. (If you do opt for a fancypants place, we stopped by the Okay Boutique, this place's sister hotel, and it looked absolutely gorgeous, and the staff were incredibly nice, just as they were at the Guesthouse.) We didn't realize until later that they'd given us probably the worst room in the hotel, but it was still good by us. (But we're backpackers. If you need 70,000 sheets you should stay somewhere else.)

"Okay" does not do it justice-they were wonderful!
The staff at Okay guesthouse are wonderful--they are friendly, helpful, and very caring. The room was spacious and clean and I felt very safe during my stay. On the day I was supposed to check out I needed to be rushed to the hospital and the staff took excellent care of me. They made sure I got there and back safely and didn't charge me for the night my things were still occupying the room while I was in the ER. When I returned, they had kept all of my belongings safe and were extremely caring and worried about my condition--they even called while I was in the hospital to check in. The price of the hotel was great as well! I cannot give enough positive feedback to the staff. They were helpful, friendly, and not only made my trip to Phnom Penh comfortable and safe, they went above and beyond to help me out! If I ever return to Phnom Penh I have no doubts that I will book Okay Guesthouse again.

Okay Same Same
Our stay at Okay guesthouse was just average. The place is quite old and with basic rooms. We stayed at a room in the 3rd floor. The room is simple and basic. This is what you can expect for this price. The room with fan was pretty hot due to its location and also noisy as we could listen to the karaoke next to it. There are no complementary water or other things that you have for this kind of place. The service is okay as the name. Nothing more. Everything in fact is okay and no more. It's a place to stay for a night or if you have a low budget. I think you can still find better value for money around.

This hotel is just near river front which is actually not very great to visit. The hotel staff provided (picked us) to some halal restaurant and provided us a tour which is actually more expensive than the others. Somehow, I love the staff here, they are very polite.

Lives up to its name
Our stay at Okay Guesthouse was just that- Okay. The room we got was not like the pictures (though we did see a couple with their doors open that were closer) it was basically big enough for just the bed which seemed a bit dirty, the bathroom was SO tiny, like a 1.5 x 3 foot area, so you have to climb up beside the toilet to close the door if you want to shower or wash your hands. Bathroom also appeared dirty, it had the last persons tooth brush and soap in it. But the shower did have great temperature and actually got hot. Wifi would make you re-sign in everytime my phone screen turned off. Had breakfast there one morning and it was ok but tables and very crowded in there. Ate next door every other meal (same same hostel). Tried to book a bus to siem reap at reception since they advertise that they do that and the woman was grumpy and didn't try very hard to contact the companies. Ended up going next door for that too and the owner there called until he got us a seat on a bus. The area is decent though, close to the palace which is cool, not close to tons more from what I could tell. Wouldn't choose this place again but it wasn't the worst place in the world either.

You get what you pay for
This is a hotel that slides right into the "you get what you pay for" group. Rooms are big but shabby, the staff helpful if you buy services from them. Overrated restaurant, the one next door has better food and cheaper prices. Recommended if you just need a place to sleep and nothing else.

Standard, clean, good location.
For how much we paid, this was a great place to stay! The rooms were simple, but clean. The staff was great, always ready to help or answer questions. The location is fairly good as well, only about a 15 minute walk to the Palace or Victory monument. There are lots of restaurants in the area, and the guesthouse has a restaurant too. There is no pool, but for 4$ you can use the pool at the hotel down the street, 4$ includes a drink too. Overall we were very happy with our stay and would definitely stay there again.

You're going to hear over and over again how this place is "okay." Aptly named, sure, but while the mattress may be a bit lumpy, the staff are a lovely family who are incredibly kind. Good food, decent vibe, and great location. Not the FCC or the Himawari, sure, but great for a night or two before you head to Siem Riep.

Worst Budget Hostel
As for a budget hostel, I expected the worst but it was worse than worst. The staff looked very unfriendly with frozen faces, they charged me $65 for a single entry visa to Vietnam whilst you could easily got it done for $60 at nearby travel agencies. $2 for half day bike rental service was the most expensive bike I had ever ridden. Their stairs to the floors were unbelievabely narrow even for the normal walking up and downs were a bit of dangerous, had to take extra care, did I mention I had a heavy lagguage? The room I stayed was so small with an amazingly smaller toilet, thank God I am quite skinny otherwise I would have stuck in the toilet for the rest of my stay. NO hot water, sink was blocked/running slow with leakage. The location was not great either, could be a little scary if you don't fancy walking alone at night. Overall, I would not want to stay in this hostel.

Average hotel but great location
Overall OKAY Guesthouse is as its namesake suggest, an okay experience. The primary advantage is the great location offered by this place, very near the Royal Palace and main riverfront. The customer service was passable, although not great. The room was much smaller than I had anticipated and I wasn't expecting much given some of the previous reviews. But you get what you pay for and as I was only staying 2 nights, it was an passable experience.

The room was dingy, the mattress was pretty old and uncomfortable , and there was a lengthy warning written on the wall regarding the dangers of bringing an escort back (amongst other things). For the cheap price, it was just okay.
