Beautiful tropical garden. An oasis to escape to away from the bustling City. Our room had a little courtyard at the front. Lovely breakfast served by the pool and with extremely friendly staff. Nothing was a problem. Very close to everything. So much nicer than a large Hotel. Only one small complaint in that the tiled floor really could have done with a good wash and clean.

We had a very positive impression of the hotel, with its trees and cool atmosphere upon arrival. The stay was comfortable, so we decided to book another night there after visiting Siem Reap. The second stay was as good and relaxing as the first one.

The Kabiki (and its sister Maads property, the Pavilion) have become my go-to hotels for when I'm in Phnom Penh for work. The rooms are spacious and the beds are very comfortable; the breakfast is fantastic; it's conveniently located near Independence Monument and many good restaurants. The pool is lovely, and I had it to myself for an hour or so this past weekend during the off-season. It really is an oasis in the middle of urban Phnom Penh.

Great place in Central Phnom Penh
Great trip to Kabiki hôtel. I just stayed for one night but could have stayed for longer in this hotel with beautiful little garden and great service. I slept really well, bed was very comfy and the breakfast was good.

Dirty floors (pubic hair on bathroom floor), old towels, dark room, old linens, weird security guard at the front that wasn’t explained. You will have dropped off a block away because cars can’t come to the front of the hotel. Menu at the restaurant was limited. Grounds are nice with trees.

Staff were great and only 5 minutes by tuk-tuk to town centre. Pool amazing. Room clean and bed very comfortable for me. Standard room not very functional, no circulation space and poor layout of worktops and power points. Poor lighting, needs an upgrade to modern.

The hotel is on a private street; tuk-tuks and private cars aren't allowed in, so guests have to walk about 20 meters to the entrance. The rooms are moderately dated; the mattress was sunken and electrical outlets were loose. Toilet door doesn't close properly and shower sometimes had no hot water. Internet was down for >12 hours. Pool is quite small and food was slightly overpriced.

Not a 4-star hotel to say the least.
This is not a 4-star hotel I'm sorry to say. First of all, there was a smell when we first got into the room and after checking we found that the smell came from the shower drainage. It turned out that the piping system is old and the smell was coming from here. The smell can only be described as pungent sewage smell and even through we put candle/air freshener it didn't work. We kept the bathroom door closed the whole time and only used the bathroom when it was necessary. The whole hotel is old and rundown. Although the staff was friendly when we requested something their overall services were not exemplanary, especially compared to the hotel services we received in Siem Riep. The best thing about the hotel is its location, which is close to everything in Phnom Penh. And although hotel has a nice garden during the day but at night it attracts a lot of mosquitoes so not sure it is worth it. I would never stay at this hotel again.

This hotel is gorgeous! It is in a colonial style home and surrounded by a garden. In our three week holiday, this was my favourite hotel by far.

Secure location due to being near the prime ministers home and close to the big tourist places. The one thing that wasn’t the best was I think there is a mechanic shop or they were remodeling a place behind the hotel and it could get noisy/smelly during the day but if you were in your room it was fine and we really didn’t hang out at the hotel during the day because of all the tourist things we were doing.

Conveniently Located within walking distance.
Hotel facility was nice and within walking distance to most sights. The towels were very thin and looked grey. The linen for the twin bed was very old and didn’t smell clean. There were no breakfast with the package so it was a bit disappointing. Luckily the hotel is about a 5 minute walk from The Shop 240 which offered reasonably priced breakfast and coffee. We ate there one day at packed some food to take to the airport for our early morning flight. They open at 6 am.

Quiet family stay
Stay was great as the place was well maintained, staff was friendly and attentive and the neighbourhood was dotted with lovely cafes and shops. We had an issue with the room cooling. The aircon wasn’t cooling properly and this caused the bunk beds area to become stiflingly warm during the night. Apart from this, everything was great.

Great hotel if you like kids and carbs
The hotel has a great garden and pool and the rooms are lovely and big and clean but I found myself a bit disappointed. The staff are a bit short and the breakfast ($6 extra) is uninspired and meagre even if they give you four choices. The place is very kid friendly so great for families but noisy for anyone else. We stayed 3 nights and there were always some kids in the pool so it was hard to get any swimming in. the front desk are happy to book you a taxi and the hotel Is located in a very safe area.

Great place! Great location! The garden setting, pool and quiet were just what we were looking for. We are long time residents in Phnom Penh and are grateful for this great get-away! We were disappointed in the food served during the free cruise, but that was the only downside.
