A fabulous find in a great location in Leamington. A short walk to town but very quiet overnight. Comfortable bed with great pillows :) and a delicious breakfast cooked to order. Martha was a great host - thanks!

Really lovely friendly b&b in the centre. On street parking provided via the b&b. Great freshly cooked breakfast. My only criticism would be the pillows were too thin and as we arrived back late from a function we didn't want to bother the host to ask for extra pillows. So if you are fussy take your own pillow. I wouldn't hesitate to stay again

What a lovely place to spend our time in Leamington Spa. Martha was beyond accommodating with our checkin, and everything we could ask for during our stay. The place is squeaky clean and quiet. Highly recommend it.

This is the most excellent place to stay in Leamington Spa. The lady who runs it is exceptionally lovely. I turned up very late and she could not have been kinder - I felt super bad though. She keeps the place VERY clean - I had a cosy room with comfy bed and bedding, kettle, iron, washbasin, hairdryer, tea, tissues, flannel. Everything had been thought of you and I got the impression she puts a lot of energy into this place to keep it spic and span and lovely. Breakfast was great - chat with other guests who seemed as pleased as me with the rooms and service. I recommend this establishment thoroughly and will go back if I am ever LSpa way again. The lady who runs it is gorgeous.

We had a lovely stay at Hedley Villa Guest House. From the moment we arrived, martha made us feel so welcome. Our room was spotlessly clean, comfortable, and had everything we needed for a relaxing stay. The location was perfect easy parking . Breakfast was absolutely delicious, freshly cooked with plenty of choice and the perfect start to the day. If you’re looking for a welcoming, comfortable B&B with excellent hospitality, we would highly recommend Hedley Villa Guest House. We wouldn’t hesitate to stay here again. Thank you for making our visit so enjoyable!
