"Can't rate the aerea around the property, cause it depend, if we talk about the area within the complexe, then a 4*, if we talk about Sosua village and Playa Sosua, then it's always dirty and in poor condition as my first time 20 years ago.
However, last visit to thia resort was 11yeras ago and they have upgraded a lot. The rooms, at least mine, was very clean and the shower, beside the mold on the glass panel silicone joint, was very nice, nicer than the 5* Puerto Plata Senator...

"Had a wonderful time in Sosua.
Food was great at Casa Marina, drinks were decent.
Breakfast at the buffet was my favorite. The Facility was very clean and well managed. Very nice staff. Wish I could’ve stayed longer. The
Beach and Pools very clean. Rented an ATV as transportation to travel around the area which was fun. Will definitely visit Casa Marina again. The best
all inclusive resort in the area. 😁"

"Overall, it's a very nice maybe 3-star
all-inclusive, at least for Cabarete (vs say Punta Cana). The room itself was clean and bed comfortable, but needs upgrade and repair - faucet was loose, screen door to patio was jammed, TV reception was unwatchable.
Food was 2-star at the buffet, maybe 3-star at the reservation-only
restaurants (of which you can only go to 3 times per week). But
beach was great - no snorkeling, but perfect for playing in the surf, or watersports. I was there specifically...
