"Pleasant rooms / toilet and bath most satisfactory . A big, comfortable kitchen for cooking or just having a snack. Everything was very clean. Also a small garden with some chairs (perhaps a couple more would be good.) Also offered an upgrade so that we (3 sisters) did not need to use the couch. "

"Very friendly and helpful staff. We have a campervan and able to park in their associated car park in adjacent building and plenty of room. We had one of the rooms in the extension which was lovely and clean and warm. Easy 20 min walk to Guildhall for our gig and plenty of pubs and eateries en route and a huge variety. Breakfast was really good. A great stay and would definitely come back when visiting Southampton without a doubt!! "

"The staff were friendly and very welcoming. The room was really clean and well equipped. Breakfast was busy and some items were in short supply...but this was due to a late delivery. The staff were very apologetic about this. Gluten free bread was provided for us...all done with a smile! The hotel was easy to find and within easy reach of Southampton port...we definitely stay here again."

"Was warmly welcomed by the owner, Kara, after I debarked from Royal Caribbean and walked from City cruise terminal. She let me leave my luggage and return to check in. There was no lift, but her husband was kind to bring my bag up to my room before I returned. Room was comfortable and a continental breakfast was included. Stayed two nights before getting on my next cruise. Will stay again! "

"Good value. Building needs maintenance- we had to help other guests get into their rooms where doors were broken and door locks were sticking. Location fab for Portswood and easy to find parking on a Saturday night ."

"You get what you paid for, the guest house is as basic as anything can be, if you like some tidiness (clean bedding), little luxury (a small t.v.), your own toilet and shower, a good firm (ish) bed then this would be too basic for you "

"Upon arrival, I was initially assigned an occupied room. The place was unstaffed, and the provided phone number was unreachable. I had to ask other guests for an alternative number. I called, texted, and left a WhatsApp message on that number, but received no response for at least an hour.When I finally received a text message with details for a new room, I found the bed was broken and the room was freezing cold. A staff member told me he would come to fix the issue but ultimately never showed...

"Terrible. Not at all as advertised. Front door was unlocked and open on arrival. Room door was open on arrival and unlockable. Room window was damaged and stuck wide-open, completely unclosable. I called the contact number and had no answer and received no call back. I arrived towards midnight at the property and still chose not to stay here."

"First of all, there was no staff or anyone to welcome you. We reserved a room with a private bath, and when we arrived we had been assigned a different room with no private bathroom. The shared bathroom available was filthy and the linoleum was coming off the floor. The bedroom was dirty as well and the beds were like cots, horrible mattresses. We tried to reach property owner with no avail. They never responded to any of our inquiries. Within 15 mins, we booked a room at local hotel and left...
