Overall this is a very good value.
The rooms are very small. But they are 100 year old buildings in Manhattan. I guess thats to be expected. And frankly, you don’t go to New York to sit in a room.
Exceptional location if you are going for Broadway theatre.
Connection to transit is also very easy from Row NYC.

The breakfast buffet was great - egg choices, breakfast meats, pancakes, bagels, toast, fresh fruit, juices. All replenished quickly
The rooms were small but the beds were confortable & you don't spend much time in the room anyway.
There are only 2 elevators for 36 floors, so there was usually a wait in the mornings.
Staff were great!
