Lovely place, mainly longer term residents one to five months with some full time residents. Friendly place really suitable for older longer term visits

I sad end to many happy times!
Have stayed at this hotel frequently for 6 years. Unfortunately this will be the last time. We were given the room closest to the road, next to a construction site and having new airconditioning installed in room next door. The noise made staying there impossible. We checked out a day early, loosing money. The management seemed not to care. After all they had their money from Hotels.com. As one of the other regular quests told me "this place has seen its day, there are plenty of better options"

We would like to clarify our point of view that the privilege room upgrade that you asked for cannot be granted for free. We can change the room right away for free should you need the room with the same type, not asking for a deluxe room for free. We understand that this is the main issue that made you upset and threaten to write a negative review. It is a summer time in Thailand and we have the procedure to maintain the a/c. The a/c maintenance is done just only for half and hour during the working hour to ensure that the a/c is well-maintained.

The location of this property is excellent. The pool is small so we did not use it at all. The staff were very helpful with bookings.

Restaurant staff not friendly. Otherwise clean and populated with a lot of retirees. Shower pressure was poor but otherwise room was good.

Good things...great check in, very helpful people , I was able to change my room after the first night, good view of the mountain, swimming pool on 8th floor so great views. Bad things..terrible bed one of the worst beds I have had in Thailand and my first trip was in 2003, very noisy street right out side the room and there is a street on the other side of this hotel since it is in the middle of where 2 streets meet. Noisy fan in the bath room and no tea or coffee in the room. I had to use ear plugs when ever I was in the room and you really need them at night if you want to sleep. So so things....elevator that went to 4th, 6th and 8th floor.

Two nights booked days in advance they couldn't find our booking and wouldn't let us use there wifi to print the confirmation. (Had to pay for wifi) Gym and pool although advertised are not for use for people staying below level 5 which we were this is rubbish they should advise that there is additional cost for wifi, pool, gym and also ro cleaning is done weekly not daily so you don't get amenities like toilet paper clean towels water etc

Thank you for your review. There might be a misunderstanding regarding to our policies. We have the daily cleaning for rooms on daily basis and there is no cost for gym and pool using as well. WiFi is now free.

Nice hotel staff could be more friendly.
We arrived at smith residence and greeted by the receptionist who found it hard to even crack a smile. I've found in Thailand that customer service isn't a top priority so his moodiness wasn't a surprise to me. Other staff in the cafe and shop are friendly and made an effort. Room was clean and beds comfortable. Overall had a pleasant stay but maybe they need to work on customer service in future.

Super Lage, keine fünf Minuten fußläufig vom Chiang Mai Gate entfernt. Freundliches Personal. Saubere und geräumige Zimmer. Schöne Dachterrasse mit Pool. War bereits mein dritter Aufenthalt.

Das Hotel liegt Nahe der Altstadt, so dass alles gut zu erreichen ist. Die Zimmer waren sauber, aber rochen etwas muffelig. Der Pool war stark gechlort. Das Personal war hilfsbereit.
