Rooms are dated no lift, lake of amenities, breakfast offered was not great choice,flies were all over the fruit,very noisy location difficult to sleep, hot water was issue everyday, bedding was filthy, Old towels were use as bath mates on floor, Damp ceiling,toilet seat were broken, Basin tap we're broken nothing was there in good condition Wouldn't recommend this hotel Staff were very helpful and friendly

The property is well located, right on the edge of the Old City. Within walking distance to quality massage, great vegetarian restaurants, shops and temples. The staff go out of their way to make you feel at home. I will return for sure on future travel to this City.

Great find in Chiang Mai.
Lee is a terrific host, very friendly and helpful. The cooked to order breakfast is great. The room was comfortable and spacious.

Boutique hotel located in the Old City within walking distance of pretty much everything. Great fresh juice bar: try carrot, beet root, pineapple combo. Best cappuccino! Manager Lee is extremely helpful and very respectful. She outsourced my laundry inexpensively. Arranged for a private driver to take me to two temples and two water falls on my own timeline (unlike a tour). Treat her well.

Lee was an incredibly inviting host. She confirmed a reservation for us, gave helpful recommendations, and even assisted us in hailing a taxi on our way to the airport. We arrived early and our room was already ready which was such a blessing after 24+ hours of traveling. The rooms were nice, clean, and the location was walkable to lots of shopping and food. The breakfast was nice and complementary. Excellent value. I highly recommend!

OUTSTANDING SERVICE
OUTSTANDING SERVICE. I thought I knew what excellent customer service was until I stayed here. Leigh and P go out of their way to help and are THE sweetest people ever. Nice clean room. Extremely strong air conditioning (yay!). It is on a busy street so if traffic noise bothers you bring ear plugs but we always travel with them and had no issues! Very clean, no issues with bugs at all. Beds are a bit hard but that's standard in Thailand - nothing that a $6 massage won't fix! Would stay here again for the staff alone.

It’s a small, simple boutique hotel. A little aged as compared to the pictures, but overall it’s a clean and comfortable place to stay. Location is at the quieter side of the old city, yet it’s quite convenient with food, massage places, 7-11 just nearby. Mattress is a bit hard and that’s what we like, but we didn’t like the pillows as they are too soft and thin. Linen material is comfortable. Nonetheless, we had good sleep. Breakfast is simple which is sufficient. Lee, the manager, cooks one of the best fried rice and Pad Thai. Love it! :) Service is very good. We had tour where the pick up time was very early at 6.30am. Lee was accommodating and very kind to prepare breakfast early just for us. Thank you so much! All the staffs there are nice and friendly. Made us felt at home. Definitely the choice for anyone who is going Chiang Mai!

This hotel was beyond exceptional! The manager and her team were fabulous. The manager was always available to help us with a big smile - and made certain we had everything we needed it. The hotel is beautiful And in a great location. This tuk tuks are always available of you need a ride. The hotel also has bikes to use for free. The room was large and so was the washroom. The breakfast in the morning was delicious and great selection. We can’t wait to return to chiang mai and will absolutely stay at this hotel again.

It was easy to check in and out, the staff was very friendly, they room was very clean, it was convenient to the market ( not too far ), however it is a little older with no pool. We didn’t need a pool; we were too busy sightseeing.

This is a great boutique hotel just inside the western Wall of the old city. Lee is a very attentive manager and she always seems to be around if you need something. The in-house breakfast was excellent each day and the fried rice we had one morning was amazing. The location of the hotel makes it very walkable to a lot of attractions in the city such as temples and markets. The room was comfortable with a comfortable bed and big shower. For being on a busy road there was very little traffic noise. The only issues we had with the hotel was the lack of a pool which would have been nice due to the heat in this country and the fact that it's so well placed in the neighborhood that can drivers can't find it. The latter problem is easily solved with a phone and Google maps which I had to do on several occasions. Overall this was a great hotel for our stay. Quaint and value priced, this is a very good option for couples or possibly a small group to experience the history and culture of Chiang Mai.

Wonderful place. Tidy, easy to access, staff was wonderful, they gave nice recommendations and they were flexible with use of facilities. Internet was very good. And I felt very safe. If you need to complain about something, breakfast were a bit boring, but you can always get something nice just around the corner if you want. But for the price, it is perfect!!

This staff (owner?) are amazingly nice--helpful and sweet and warm. Great hosts in a lovely property right by the moat and SO close to everything. It was a real pleasure staying there and I highly recommend it to anyone!!

Good location, walking distance to restaurants and other activities. A little far from Saturday market and night bazar. Service was wonderful. Lee was very helpful finding tours and activities for us. Nice breakfast.

My girlfriend and I stayed at the Peaberry during our first trip to Chiang Mai and we were very pleased with the experience. The people working there are very friendly and happy to provide advice on where to visit in the city. They made us feel comfortable and happy during our stay, and went above and beyond to make our stay more enjoyable. I would recommend this hotel to anyone that visits Chiang Mai.

The rooms are a little dated, but the staff and breakfast was the best. They constantly went out of their way to make sure everything was good and did every little extra thing possible. From gettiln your laundry done on time to waving down a taxi and getting a price before you even approached the vehicle.

Great service, noisy location
The service here was excellent. Much better than average for CM. The room was comfortable and clean. The breakfast below average. It’s a convenient location for access to most everywhere. However, it’s a very noisy location. The road traffic noise made it difficult to sleep and as much we liked the staff I wouldn’t stay here again.
