The room and property were nice, but Expedia does not make clear a couple of important things: there is only a three-hour window for check-in, and proof of COVID vaccination is required.

Diana is an excellent hostess and her accommodations are well appointed. She has thought of everything you might need. No tv but we survived. Although located on the San Juan river the views are limited. Due to pandemic no breakfast was served but coffee arrived on the outside patio promptly at 8. We had a fun time chatting with Diana and the other guests.

Gracious and kind hearted people. I did also enjoy visiting with these guests and learning about their travels and the lemon tree.

The parking was awkward and oddly shaped. The trees/bushes along the lane needed to be trimmed. The road that led to the lane was poorly marked and there was only a mailbox on the fire station property that gave us a clue we were in the right place. The B&B sign was old and faded. The room had no thermostat and it was freezing. No breakfast served and WiFi didn't work.

Certainly we regret that you did not enjoy your stay with us. We began our B&B some 35 years ago before the Fire Station was built and hence we were in the County not the City of Farmington and the city did promise to give us another entrance but that has not been addressed since 2009. Our philosophy is towards a regenerative lifestyle hence the driveway is not marked nor paved and the parking places are not paved. We have had no other guests who have had a problem with the WiFi so I do not know how to address that issue. Since the Delta variant has been surging we felt it in everyone's best interest to not serve breakfast in the dining room. It is a bit difficult to eat with a mask on. We made this decision not only for our well being but as a precaution for each of our guests

Covid issues have taken us for a ride as a business to be sure. We do wish to not become ill and to survive so we have been vaccinated and do attempt to make known that the Covid Vaccination card is required. and that our check in time is between 4 and 7pm. Ensuring that all of our guests have been vaccinated helps other potential guests know we have taken measures to have a Covid free accommodation for them. About the barbecue, I am certain I have not made mention, ever, of such on any site which has information about our B&B. Regret your disappointment. Stay well.

It is a beautiful, but very rustic, place. Diana is wonderful and she fixes an outstanding breakfast. It was our first night of a 3-week driving tour of the West. It was a great start. Charming place and hostess.

We like to imagine some of our "rustic" honors the traditional New Mexico Architecture and we wish to honor the river in an unadulterated maner as well honoring Mary Reynolds who won the gold medal in 2002 at the Chelsea Flower Show for her "Wild" garden. Mary wished to show "the world the value of wild places."

Thank you. We do serve a heart healthy organic breakfast of fruit, freshly baked pastries, good coffee or tea and fruit juice. We too are grieved that the health department requirements do not allow us to serve bacon.

Oasis of peace in the Southwest
This was an absolute oasis on our Southwest loop trip for our wedding anniversary. Wonderfully peaceful place. Perfectly attentive hosts who also respect your privacy. Wished we would have planned our trip to have stayed there for a few more days.

Nice surprise hidden treasure
Outside is little scary looking and could use some love ❤️ But wow what pleasant surprise. Our room was very attractive and beautiful. Available in the room was a small fridge and microwave. Linings need to be updated to a better quality my personal preference. Thicker, soft towels and higher end sheets. Our bed was old and needs to be updated. But everything was clean. Breakfast was 1 waffle with peach and blue berry syrup and sliced apple pieces. To be honest is was not very good, and it had no flavor. I think if you want to serve all natural foods is great but you do not have to sacrifice flavor. Use honey for sweetness or another alternative. Ambrose apples also have a ton of flavor. Options are good 😊

Most personable hosts serving a delicious breakfast with great conversation -- with hosts and other guests. Don't be the least put off by both difficulty of finding entrance from highway or the unassuming facade of the rambling building. The beauty is subtle, on the inside, and along the river. Just wish I'd realized in advance I could have booked a massage in the beautiful study/library as part of my stay.

The owners, David and Diane are awesome.
There owners were so nice. They were very accommodating to my food allergies. They also gave us directions and a great recommendation to a Mexican restaurant . They told us about the Aztec Ruins National Monument which was awesome. I also loved that they have a very sweet dog and a cat. They were very helpful with all our questions and needs.

David and Dianna were great hosts. Rooms were all unique and comfortable. Don't expect to occupy your evenings watching TV. Little tricky to find the entry road but, look for Fire Department Station 6. There is a road off their parking lot. They were good at contacting me in advance to share information.

Excellent, quiet B&B. Go!
While directions could have told us to use the fire station drive to enter the B&B site more easily, once we got there this hotel is excellent. Small, two rooms along the river. Very very quiet. Excellent hosts and breakfast. Clean as a whistle and lovely room. We have been recommending this hotel to friends from the day we reluctantly had to leave. If we are back in the area we will definitely be staying again. Highly recommended.

Chaco Canyon trip stop over
Very comfortable and clean. Had to miss breakfast because we had a long drive and needed to leave at 6am, so can't review on that. Overall a very quiet and unique place to stay. Diana the owner is very nice and gave us recommendations for dinner near by.

Much needed peace.
We were just looking for a hotel to stay at in Farmington when we saw this one pop up on Expedia. It wasn't what we were looking for but exactly what we needed. Very nice get away and amazing hosts. Wonderful breakfast and nicely done rooms. Not at all what we were expecting but so happy we stayed there.

Superior B&B with a fantastic river view.
Great B&B, the river views from the room and breakfast room are just magic! Hosts are very kind and helpful. Great bed with high quality linens, best bed I got in a long while. Only hicup was the shower, only could get lukewarm water. I think it was an accident and will get fixed. Still highly recommend this place. Location is hard to find, even with GPS, my tip is to look for the fire station, go there and drive trough to the unpaved road with the B&B sign.

This place has it all: ambiance, great hosts, gorgeous location. Don't let the exterior fool you. The owners love their inn and pay attention to the details that matter. We loved it.

This isn't a hotel really so don't expect one. It's a B&B. I could sit outside my room in the afternoon shade petting the cat and reading a book and feel isolated from the highway and everything else 200 yards away. Breakfast was good. Owners are hospitable but not annoyingly so. Decor and rooms are rustic handyman, fine by me but some people might get upset if they expect a marble bathroom. Only complaint was a shower that was either way to hot or way to cold. I believe the lady when she said teh problem had just been reportted the day before and they are trying to get it fixed. It's actually easy to get to once you've been there. Just turn into the fire station parking lot on the West edge of town. Then worry about finding the little entrance road on the West side of the parking lot.The hunt is worth it.

Interesting but with spider webs
The location is uniquely set behind a fire station in the trees beside a river. Greeted personally and given the tour without any explanation of the piles of dusty junk covered with spider webs. The staff was friendly but their directions to local sites and features were horribly confusing. The food was just not tasty or enjoyable. No AC was a bummer! The shower keeps you jumping out of the cold water easing back in the warm and jumping out again as the water got too hot. Never was able to find a comfortable setting. The gravel and dirt drive and parking was OK coming in but getting back on the street required a lot of maneuvering and multiple point turning. Just not worth a recommendation or repeat visit.

Pleasant Four-Corners Surprise
You need directions to find this place, but when you do, you will discover a tidy place hard on the banks of the San Juan River. The pungent aroma from the blossoms on the Russian olive trees was delightful. Even better, the proprietor is a "people" person with a grand story to tell.

It was a pleasant stay. Diana made us fee at home. Farmington is not a bustling town, however there are a few good restaurants, too.

Fantastic little getaway
This is a great, quiet little place just outside of town by the river (well back from the highway--can't hear the traffic at all.) The owners are friendly and were very flexible about accommodating our plans.

Gem in the Rough
The breakfasts are worth the price by themselves. The innkeepers truly make you feel like part of the family - yet they don't impose on your privacy. The charming river view is very relaxing. If you like to support small business this is the place to go. The chance for intelligent conversation shouldn't be missed.
