It was a pleasure to host Franklin. What he may have experienced is that the computerized heat system was responding to strangely cold/warm temperatures in NY this past weekend. This is not usually the case. But thank you for the note and we always try to help in any way we can to make your visit the best possible.

This apartment is definitely in Manhattan---down the street from Central Park. As Danielle has not viewed a map of Manhattan it is quite large and extends miles north and miles south of our hotel. This listing is quite specific that there is no laundry, but there is a laundry service/laundramat across the street almost.

We always appreciate our guests reviews to see how we can make our guests' stays even better. As we have no front desk as an apartment hotel and our listing provides the checkin and check out information, we always highlight this information and the opportunities to give the most flexibility we can provide for the apartment hotel.

we so pleased that he enjoyed the location and the fantastic cafe we have in our building and the proximity to everything. Alsom we were pleased that all our support for him was appreciated and had a positive response. As to his pictures, the 1st is a typical city scape. The 2nd is odd in that most buildings in NYC are right next to each other so you do not even have windows that provide air because a wall. As this is a historic area, there is light/air alley that allows light and air for the bedroom. So actually what he thought is detriment is actually a benefit. As to third , he looked very comfortable. As to his specific concerns which we read with care as always want to improve conditions and our services for all our guests: There is no grout on the floor as these are parquet wood floors. So we do not. know what refers to. The heat in the building is computer controlled and there are exterior and interior sensors throughout which feed the constant data to the computer to recalibrate for the comfort of everyone. Also, it follows all legal guidelines for temperature in NYC. It happened to be an extremely warm period of time when he stayed. As to the mattresses, we have received comments of extreme satisfaction and the opposite...which means each person has particular preference for mattress hardness/softness unfortunately we cannot moderate for each guest. All of our equipment in the kitchens is checked prior to arrival and after departure to insure that the kitchen appliances are properly workly and current. What we found most interesting is that we have staff there and the constant review of the message threads. Had there been message to us of any of the items above that we could have assisted with, it would have been our pleasure to addrss them and to assist in any way we can so that our guest could have had his needs met. Without knowledge that there was any concern, there was no way we could have provided any service. We hope our guests will let us know so that we can assist them to have the best stay possible, it would our pleasure.

Before responding to Kerry, he wanted to arrive late at night and as our listing provides as we do not have a front desk, we have arrivals for our apartment hotel units from 2-5pm but we can arrive for arrival between 5-7pm with a late arrival fee. As the listing provides we do not have arrivals after 7pm. When he reserved on October 30th for arrival on November 14th , upon confirmation we immediately reached out to set a time to greet him. He had not looked at the listing nor did he respond or message us for some time. We have a 100% response rate and we respond almost immediately to all messages. We did not receive any messages from Kerry other than when we reached out to him by phone to set an arrival time and we received no messages during his stay at all so we could have assisted him in any way. We have had only pleased guests with those who greet our guests so I am not sure why other than the already known time of arrival he was unhappy to set a time to be greeted, shown to the apartment and provided with keys. Also we do this to insure that any and all guests have the best stay possible with us and all that they may need during their stay. Also, we do provide hair dryers. We are sorry that he felt that despite the listing, the reminder, the outreach , that we were not proactive and helpful for his arrival. We always try our best to be transparent, to provide all information we can in the listing and to remind our guests and to do outreach so that we do our utmost to insure our guests have a wonderful stay with us. We have had 97% positive response for our response rate to all messages, to our wifi, forour cafe/bakery in the building, the location, the greeting and personal service to our guests.

It is interesting that each time we get a review, we look to find how we can improve to make sure our guests have a wonderful stay. This all came about his review because he thought that the rules did not apply to him and that no matter what we discussed her conversed with him that nothing we could do would satisfy him I have never written a review like this. I just want to clued with the review by someone who stayed there at exactly the same time. “The hosts were excellent and I loved the location. The hosts were excellent and helpful.”All we ask, is that others look at the full selection of reviews so that they can understand that we really truly are a host who cares deeply about our guests stay

Daniel Kim made a reservation for 2 guests in June and we immediately messaged him to remind him of the listing information that arrivals are between 2-5pm and we can arrange a late arrival between 5-7pm with a listed late arrival fee but that we have no arrivals after 7pm. This policy has always been the same and has not changed and is prominent on the listing and as soon as someone reserves we remind them (often). He reserved in late June and his reservation was for Labor Day weekend. He had significant time and information and knowledge ahead of time to make any change or to find reasonable options. Unless he stayed at the Mandarin Oriental, we cannot imagine a hotel room at the rate he claims. In addition, he made a reservation for 2 people in June and only days before attempted to add more guests at no additional cost. As to the "comfort" of the bed, he had a 2 bedroom unit so we would have liked to know which bed he was referring to particularly as we want our guests to be comfortable. Each person has very different preferences for mattresses and we hope we can adjust to each person's preference. We do provide for our guests comfort but for security and other reasons we do need to know how many guests will be staying as it affects the enjoyment of the unit. If Daniel had conversed with us and read the messages from the time he reserved in late June, we would have done our best to find solutions with him. Unfortunately he did not. Given the high rate of reviews we have had other a significant time, this one off low review we believe is not reflective of most of our guests experiences with us.

We appreciate Evan's review but we wanted to also explain. First, we have a top level fire alarm and sprinkler system typically found in large hotels to insure the safety of our guests. Sometimes a guest cooks with too much grease and the sensitive system relays to the Fire department. This is what happened. The wonderful response by the FDNY and the sprinkler system/fire alarm system insures the safety of all including Evan. On another note, Also, we provide significant notice, unless it is an emergency repair, for any need for access for the unit. As Evan arrived early in the day prior to the safety review that we do voluntarily, they would not have arrived just after he checked in. This is all done to insure the safety and well being of all our guests.

This was a surprising review as in our conversations with Barbara stayed with us almost a week and she had not sent us any messages with any concerns or any needs we could assist her with. Brian seemed very unhappy with NYC in general which we found surprising as his comments seem to reflect his disappointment with the high cost of NYC more than his stay with us. Our apartment hotel is just down the street from Central Park and is a few blocks from Museum Mile. With regard to a handrail in the shower, we do have a handicap in the shower of the apartment had we known we would have suggested our handicap provisioned unit. We do provide hand towels during his stay. We had not heard any concerns of his before during his stay as we would have liked to assist him in any way we could to insure the best possible visit

We were surprised by Yeeun's review and we would have looked forward to some input how we could have provided a stay that she wanted. Usually if our guests have any needs they send us a message through expedia, they have ability to text and or to call us for any assistance we can provide which is so for all our guests. She never contacted us about any issue or concern

As we provide the fullest information in our listing, this is an apartment hotel that is legally authorized as a hotel for the apartment selected. It is not a guest house. As this apartment is a 2 bedroom with a kitchen, it is clear that it is an apartment-hotel. We provide prominently in our listing that the arrival time is between 2-5pm and that we can arrange with payment of a late arrival fee for arrivals between 5pm and 7pm. Most historic area buildings do not have central air conditioning in NYC but rather provide individual AC units in each room as the buildings were built prior to central air conditioning. Each person has particular preferences for hard/soft mattresses as this person did as each room has the same mattress. As to noise above, no mention was ever made to us as we would of course had reached out to the neighbor above requesting more consideration. The professional staff that prepares the apartments is extremely diligent about all aspects of hygiene and presentation and had we been aware we would have immediately sent a staff person to immediately address the concern and to assist. Also, we are so pleased with our location as we have the subway just out the door and at the corner. Central Park is just down the street.

It was lovely to host Carlos for his trip to NY and we are so pleased our apartment worked well for him during his stay. We always try to improve our service so it is helpful to see how we can improve.

It was lovely hosting Ruifeng during their stay and that they felt like a home away from home. Actually the area is quite robust and active but she may not have familiar with the noise etc of NY. Following her stay we checked and found that the AC units (there are several) all work correctly and quietly.

Drew and his wife selected a studio apartment which is how it is listed on the site. The only moment where he communicated with us was at the time he reserved. This is an apartment hotel and we provide an equipped kitchen etc. If Drew had preferred a more traditional hotel, he could have selected one from the full range that Expedia provides. It seems that Drew wanted a very low rate with very high services rather than more space, an equipped kitchen at a very reasonable rate. We do not have motion detectors on the lights in the rear garden at all. In reading his review, we believe that Drew would have preferred a high service hotel which also comes with a very high price in Manhattan . If you have a moment to read a large selection of our reviews, we hope you will see that our guests have been extremely happy with our accommodations and our servcie.

It was such a pleasure to host. We are a non smoking non vaping building so it could have been sourced from outside the building. We have a sensitive fire alarm system that would notify us if anyone smoking in the building. we are so pleased to know this so we can do our utmost to address it

It was lovely to host Rebecca. We appreciate her feedback as we always try to improve. We are not sure what she meant by the building outside being dirty as the entire facade is stucco with a wonderful cafe and an amazing hair salon on either side of the entrance door. We provide towels for our guests, but we value our guests privacy and do not intrude unless they message us that there is something we can do to assist them. ard to find (poor labelling) and the owners didn’t come in The hotel is just down the street from Central Park and the subway is just on the corner as you depart the hotel. As you can imagine, were she to reserve a central major hotel, the rates exceed several hundred dollars plus tax per night at this time, and we presume Rebecca selected our boutique hotel for it's modest cost and ease of movement all through Manhattan as well as the larger metropolitan area. Museum Mile is just down the street and Central Park is as well.
