Classic B&B in easy location for access to all Newport has to offer without the hassles of downtown. Charming bedroom and excellent breakfasts. Hostess has extensive local knowledge. Walking distance to two local beaches and the south end of Cliff Walk.

The house is close to the Mansions and the center of town. The street is quiet and relatively secluded from the main streets. The host was very pleasant, inviting and accommodating. We thoroughly enjoyed our stay and would return.

Stay was amazing. We had some travel issues and Mary worked with us to make sure that everything was accommodated to make our trip perfect. We loved the place. The back yard was a great place to relax and decompress. The room we had was quite large and very comfortable.

This was our first time to Newport, first time to Jazz Festival and first time at Garden View. We will definitely be back!! We were so lucky to find Garden View and Mary! The house is wonderful with all sorts of beautiful and interesting things to see and a gorgeous garden right outside our bedroom door! Mary is a joy to talk to and prepared a wonderful breakfast every morning-we felt like royalty! The location was perfect for the festival and the garden was so nice to start the day and to unwind at the end.
