The room is convienient to the Colosseum, Taxi service, Convience store, and good dining. There was no laundry facilities available. We had to take our laundry to a wash and fold place that was about 20 minutes walking distance. The staff said that if we didn't lock the door with the second key they would make up the room and replace towels. I left my towel on the floor and they didn't make up the room or replace towels. When I asked them why no room service they made the bed that night but folded the towel that was on the floor and put it on the bed. I knew it was from the floor because it was really dirty. Luckily the staff was still there and I was able to request a fresh towel at that time. The feathers on the lamps had a lot of dust on them. The room we recieved was barely big enough to walk around the bed and the small bathroom was not furnished with facial tissues. The only glasses to drink out of were 2 little teacups. Their email mentioned that we would get free transportation to the airport sice we were staying 5 days. We just had to give them the time we needed to leave. I gave them the time and flight numbers they asked for and did not recieve any transfer to the airport.

Hi property was clean and it had a lot of amenities around it. It was in the high end of Rome residential area but the pictures on Expedia are almost fake. It does not represent the real property which is very antique. It is a very old Apartment but very well kempt . You have to be very careful in using equipment because if you damage it some of the equipments are not replaceable And you may lose your deposit handles on the doors are quite loose and if you’re carrying a lot of luggage with you the elevator is very old-fashioned about 60 to 50 years old elevator in which you have to be careful in closing the doors and the fence. It can only take two big bags. You have to make several trips up and down to transfer your luggage but the service manager Sigeo is always available. He’s very helpful. Futon in the property is very uncomfortable to sleep on.

Perfect little B&B by the Colosseum

We had a great stay at this B&B - we were able to check in an hour early and the staff were very friendly and accommodating. The room was beautiful and the bed was very comfortable. Very close to the Colosseum which is perfect for history and architecture lovers. Would definitely recommend this sport for anyone visiting Rome!

Great location!

Our family of 5 had 2 nights in Rome before a cruise! This place was fantastic! Amazing location just blocks from the center of Rome. Walkable to everything. Mary even helped us schedule pick up service at airport and again to get to cruise port.

Beautiful and great location

Three bedrooms and 3 full baths. Beautiful enclosed terrace. Owners are very responsive and helpful. Location was amazing, so close to the colosseum and great cafes and eateries.

Homely place near Colosseum

Nice, authentic room very central to historical Rome. Nice little restaurant just outside the door. Good bed. Brief opening hours of reception and a little tricky to get the internet-based key to work the first time. Worked effortless afterwards though. Recommended!

We recently stayed (7/20-7/23) at this location in Rome for the first time, drawn by its convenient location (walking distance to the Colosseum). We booked two apartments, #14 and #38, which were about a 5-minute walk apart. Unfortunately, our stay had several issues. When we arrived at 6 pm, we couldn't access apartment #14 due to a faulty door lock. Despite calling multiple phone numbers listed, no one answered, and we were forced to spend the first night in apartment #38. We had a group of 10 people, 5 kids and 5 adults. The kids were stressed, tired, and crying after a long flight, which made the situation even more challenging. A staff member eventually fixed the lock the next day, and we were able to move into apartment #14. However, our stay in apartment #38 also had an issue. On the second day, the boiler broke down, and it wasn't fixed for the remainder of our stay. We were scheduled to stay for 3 nights. The hotel offered a 10% discount for the 2 nights (boiler issues that had no warm water for shower) and a 1-night reimbursement for apartment #14, but the process was cumbersome, and we had to file a claim through Expedia. We were also asked to pay city/local tax, which we were prepared to pay but it was a higher price from what Expedia was showing. Given the short duration of our stay (3 nights) and the numerous issues we encountered, we wouldn't recommend this hotel despite its location. The experience was disappointing, and we wouldn't stay here again.

I liked the spacious rooms. And the neighborhood was friendly. (Especially the super under the house and cafe) I missed the email the host sent us, it's extremely important when you check-in. If anybody makes a reservation and will arrive late after 4 pm, don't miss the email they send you. I realized it a little bit late. If you don't read it, the check-in might be quite hard. Except that, everything I liked.

We really enjoyed our stay. While the apartment was not the one we thought we booked, it was very good size and convenient. There was no view of the Colosseum. BUT, there was air conditioning, comfortable bedding, a nice kitchen, fridge, coffee, hangers. We used the washing machine once and it made the whole apartment stink but I appreciated having it. I would absolutely stay here again.

Fantastic place to stay

We had a fantastic stay here. The accomodation is located inside an apartment building. The owners were in contact with us in advance, explaining how to access the building. This meant that we were able to arrive at any point during the day, even after staff had left for the day. It is in a great location - less than five minutes from the Colosseum and very close to the Metro and bus stops. Breakfast is not included, however, you can request breakfast to be brought to your room for only $5 per person each day. To do this, you are given a piece of paper each day and you simply tick which items on the menu you would like and what time you would like it brought to your room, leaving it on the reception desk each evening. It was great value for money and very nice to start the day immediately with fresh food and coffee. The room was clean with well-maintained facilities. The bathroom is quite small, which is something you might want to bare in mind if you are someone who requires more space. The staff are incredibly friendly and helpful. We loved Rome and would definitely consider staying here again if we visited again!

We stayed at apartment 226 via San Giovanni Laterno in August. It’s a great location near the Colosseum and many shops and dining options, just far enough away from busy areas to be quiet. The apartment was spacious with two nicely updated bathrooms, two bedrooms, a sitting area and a small kitchen. Only issue is the King bed which was sagging in the middle, when I looked under the mattress the frame was bent and being held up by a stack of books! I told the owner and he said he’d send his assistant the next day but we didn’t see anyone or any repairs and left as planned after two nights.
