Perfect spot near all high end shops and minutes walk to Spanish Steps and Trevi Fountain. Very clean room and excellent service. Barbara was very accommodating and attentive when she was there. Will definite look to book this location when returning
This stay is very well located, close to the spanish steps and the metro, and right in the center of the historic Rome downtown, within walking distance to everything you must see.
It was comfortable and clean.
The best place to stay in Rome, the location is amazing and the apartment was good. It’s small, but that’s obvious because of the area where it’s located.
It has even an elevator for 2 or 3 people, it’s amazing.

This hotel is in the midst of Rome right near the Spanish Steps. Plenty of walking distance sightseeing, shopping and restaurants. The hotel has a small elevator for those who cannot do flights of stairs. The room had a/c and was clean and comfortable. Have a suitcase with good wheels for the cobblestone streets. Taxis are in the piazza nearby. I would stay here again, the location could not be beat.
Clean. Check in was smooth with help of Barbara who spoke English well.
AC was working well.
Wish there was a clothes wire in balcony to hang clothes to dry.
We love the location of the hotel very safe but we were expecting a front desk with a staff. They don’t open till 2 o’clock in the afternoon and you have to enter with your key in the evening feels like you are in an apartment , but the lady who took care of us was very, very nice
The property was centrally located close to the metro and some of the historic areas. The street below was full of shops and restaurants. It was a safe area but a bit noisy for my taste if you want to sleep with the windows open. The host was on time and very helpful. The breakfast was good. The room was clean but at times there was a smell coming from the bathroom and you had to keep it's door closed. I was told that it is because of the old plumbing. Despite this I would recommend this place because of value for money.

Shower was very small and shower head was broken. No lobby have to wait for them to open at 2pm. But staff was very nice and helpful.
Loved our stay! The staff was super welcoming and we were able to leave our luggage with them prior to checking in since we arrived early in the morning. They’d come in and make our beds every morning which was a pleasant surprise. Our room was very clean and came with A/C.
Location wise, the Trevi Fountain was maybe a 7 min walk from us, and there were 2-3 grocery stores at a 5 min walk. We are quite literally at the center of several high end department stores and boutiques. The building itself was extremely secure. No worries at all here.
It was also about 40 min drive from the FCO airport.
Overall— highly recommend this for small families, or even a group of 4 friends. You won’t regret it!
The managing lady is super nice and did everything over the phone to help us late-checkin and feel welcome afterwards.
The location is amazing: almost every “mandatory” Rome tourist sight is within 30 min walking distance. Every chamber of the room had its own air-conditioning, all the amenities were operational and had normal wear and tear. The room was generally clean and was cleaned daily.
The furniture is erring on the side of squandered-everything-aristocracy, rather than functionality or comfort. The building is in the old town: expect small rooms and do not expect a view from any of the windows. There is an elevator that can break and be repaired at a strictly Italian tempo.
Stayed at Frattina Suite in July of 2024 with my wife and two kids. They offer connected two twin beds in a bedroom and a sofa bed in main room. Two TVs, clothes cabinet and two individual ACs, which was excellent considering it was 38c/100f degrees in Roam during our time. They use smart locks and provide codes upon arrival when checking in. Elevator is small but does the job. Building is shared with other businesses. Extremely convenient location to Spanish steps, Trevi and Pantheon. All of the high end shopping are within 5 min walking distance. A great breakfast place near by called VIB Frattina, 2 min from the building.
The only thing needs improvement is the shower, which is extremely small, shower head needs cleaning or replacing, and the tiles need extreme scrubbing to get the black mildew cleaned!
The hotel was clean and in a good location, the rooms were spacious, and the bed linens were delightful, but we arrived during their regular “ open “ hours and waited outside of the locked door with our suitcases for about 30 minutes before being let in. There was a note pinned to the door with two telephone numbers and instructions to call them to be let in, but neither of the numbers worked. We ended up finding a link embedded in the hotels.com website and used this link to contact someone. The employee who finally let us in tried the numbers on her phone and they didn’t work for her either, so it wasn’t anything we were doing wrong. I recommend staying in a real hotel with a lobby that you can just walk into without having to chase someone down to let you in.
This place is not really a hotel, as there are very limited reception facilities. My family and I arrived very late- 23.30. We were told we would receive an entry code the day before arrival. Unfortunately that didn’t happen and I had a stressful 24 hours trying to contact the hotel. Also contacted Hotels.com who could not reach the hotel either. We did however receive the necessary codes on the day of departure. The accommodation is ideally situated for Spanish Steps Trevi Fountain etc. Lots of nice restaurants very close by. We had 3 rooms on second floor. Just as in pics. Comfortable beds, plenty towels, tea making facilities, no milk or coffee. Plenty of bottled water. Toiletries- shower gel, soap, shower cap. So take anything else you need. AC worked well, but didn’t really need it too much as staying Mid May. I had room 2 and unfortunately the safe didn’t work. Not a problem for us as I was able to use safe in one of the other rooms we had. Plenty of hot water. So in summary a perfect place to stay in Rome. The communication situation was the only problem. But all good in the end. Highly recommended . Would have no hesitation to book again for our next trip to Rome.
