Very good location, 5 minutes from main station, underground, bus station.
'"Hotel" was actually one of several in a large block of apartments and appeared to be a large suite apartment converted into four individual rooms plus kitchen. Seems a little expensive for a shared bathroom then but convenient.

Sergio House was exactly what we were looking for - a budget alternative to a big hotel chain while staying in Rome. It was clean, quiet, and nicely recessed from the main street by a courtyard. The street itself, while only two blocks from the train station, was quite safe. The room was quiet and restful and adequate with a double bed, and the shared bathroom was clean. Americans, don't be afraid of the shared bathroom! This place is really a steal.
advertised car park was 100m down the road. Apartment on fifth floor. Garden was pretty but there was no where to sit in it. Room clean and pleasant but noise travelled between floors. No bidet towels, no shower cap. Five keys required from front gate to room. Owners were not native Italians so I missed the Italian vibe that I can to Italy to experience. However they were very pleasant and helpful.

Pleasant Central Location
Very good basic hotel with pleasant friendly staff.
Room was exactly as described on the website and despite the location was pretty quiet at night.
No bar or food service but facilities for cooking and storage and lots of facilities in the immediate area.
Only a couple of minutes from Termini, the main train station, which is also the central metro station.
Walking distance to Colosseum, a bit over a mile, and other Central Rome attractions.
Definitely recommend.
I came with 2 other guest, 3 total for a 2 bed room and they tried to charge me 50 extra euros for 1 extra guest. They also collected it cash and did not provide an invoive, very shady

Awkward stay
A few things made this a disappointing stay. First off, this is more so a bnb; it's three rooms with a shared bathroom located in a condo complex. We arrived to the hotel late (around 12:30AM) because our flight got in late, but upon arrival to the hotel, there wasn't clear signage that indicated the 'hotel' was there. We had to go across the street to ask them where it was located, and his cousin or someone he knew ended up calling him from the condo to let us in. We then stood in the courtyard for 5-10 minutes waiting for him to come down; awkward. He eventually did, and during check-in, he was the only hotel to ask for our passports and he ended up jotting down information from it to god knows what. He then asked us to pay $41 euros -- $21 for hotel tax (which made sense) and then a $20 late check-in fee. I told him it wasn't stated anywhere on Expedia that we'd get charged this (the whole reason why I booked the place), but he didn't believe me, even when I showed him printed paperwork from my Expedia itinerary. He kept saying I "changed it" (doctored the paperwork to show the check-in time was 1AM) and I told him that wasn't the case. When we ran into him the next morning, he apologized.
As for the room, the bed was really uncomfortable; you could feel the springs and we had to dig out 2 large comforters from the closet to make it more comfortable, but no dice. The bathroom was clean, though. And the room is a 5-10 min walk from the train -- a plus.

Very well located
You get what you pay for, but considering the price, a really nice and well located place to stay at. The restaurant just across the street is also great.
We stayed in Ariana BnB and Sergio House, both in the same location, three blocks from the train station, yet a quiet safe street convenient to many of the sights in rome. We were met at the gate by our friendly host and shown our accomodations, and and also where things were in Rome. The building had a lovely courtyard filled with flowers and had an elevator so we didn't have to carry our bags up any stairs.
The room and bathroom were very clean and nice. The best thing was the convenience of the kitchen, clean and stocked with everything we might need. I would definitely go back to this BnB if I came back to Rome.

aardige accomodatie voor weinig wensen
Het is volgens de site een B&B maar ze hebben geen ontbijt service.
Personeel is vriendelijk alles is schoon kleine kamer maar als je er alleen slaapt is t voldoende.
Bagage langer opslaan geen probleem werden geen extra kosten berekend.
I not a hotel, is a guest house. The location is near Termini station and Santa Maria Maggiore. Is very clean, is OK if you have some not noisy apartment neighbors and if they close all 3 doors of the elevator. Very good for the priced payed

Nice room at great location
Our room was quite nice. It had everything we needed: separate bathroom, clean beds and towels and kitchen (shared with 2 other rooms). Having kitchen turned out to be really big plus to this hotel because food in restaurants is quite expensive. Hotel staff was very friendly, they all speak English. Location is absolutely perfect.

Das Zimmer war sauber und völlig ok. Wlan gratis uns schnell. Der Vermieter war nett und hatte schon auf uns gewartet. Die Lage ist super. Ich würde wieder hier wohnen :)
Wenn ich was bemängeln muss, dann vielleicht dass die Wohnung etwas hellhörig war - an einem morgen hat wer sturm geklingelt ( klingel abklemmem?!!)
