Wonderful villa in a quiet pocket of Seminyak. Close to everything while feeling a world away! The villa was clean and comfortable with a lovely little private pool - perfect for cooling off! The open-air living area was lovely, and the airconditioned bedroom was cool, comfortable, clean and spacious. We had an in-villa BBQ one night and highly recommend this fun experience! Great food, wonderful staff and a fab price! The roof-top pool bar had pretty ordinary views, but the bar tender was wonderful, the water was lovely and the cocktails were delicious! The value for money was exceptional, and the warm, friendly staff and beautiful grounds made it an unforgettable experience! We will definitely be back and recommend these villas for anyone looking for a quiet get away while still being close to everything.

Nice and quiet

The staff here are amazing and attentive to the guests needs. The private pool is a great way to relax and having a seperate ample size bedroom upstairs with twin basin and walk in shower tops it off.

We enjoyed out stay here Very spacious rooms , staff is welcoming and friendly , daily cleaning is superb. Pool is lot bigger for two bedrooms villas Bring bugsparay for mosquito repellent because there are lots of them due to the weather. They provide coils but it’s not enough and can’t have it at night when sleeping in an enclosed room for too long.!

The Villas are located near the quiet end of “Easy Street”… Very central for our needs. Design of Villa was great though looking rather tired in areas. The sun is very limited over the pool area which to some May be considered a blessing however to sun lovers less so. Staff and service excellent… I expected a little more for the amount we paid however still very happy for the convenience.

A nice location for the price - some upgrades happening at the time of stay so discounts on rooms makes it more affordable. Positives: Staff- Very friendly and welcoming - quick with housekeeping each day and always say hello on arrival back or walking past. - Good location - close enough to walk to restaurants, massages, convenience stores - Limited footpath so have to use road for parts - Private - enclosed villas with high walls, very private and far enough back off the street - Breakfast - Good enough options for a hotel breakfast - options for more continental, fresh fruit, breads, pancakes ect as well as more Asian inspired options ( friend rice, noodles, beef bacon, vegetables) - hot food options rotated daily for some variety - Pool - Well maintained and good for some quiet time in a private setting large enough to move around in - Bedroom - Air con and double basin with plenty of room that you don't feel cramped - Large fridge - can store drinks ect Neutral: - Noise - if you have loud neighbours the sound does travel - due to the high walls it creates and echo so you can hear conversations of adjacent villas - Sun - Will only get sun for certain parts of the day 9-2pm - depends on location but high walls and 2 stories limited immediate sun - Villas - Are starting to get dated, could do with a freshen up - coat of paint and some minor cosmetic work. - No microwave if you have anything to heat up Overall, a pleasant stay and would recommend with the above in mind!

This review is really for families with young kids. Pros- Staff were really friendly. Private pool was fab! We loved that it was a private, but the convenience of a hotel should we need anything. Villas were spacious. Cons- 2 bedrooms with very heavy doors which was difficult for little ones to open. Location wouldn’t be best if travelling family with young kids due to traffic and narrow roads. Seminyak village/ shopping and beach you’ll likely need an uber/ driver. Bit far for little legs . Main pool is smaller than expected but fine for a quick dip. English with some staff a little challenging. We had fun- Thank you for our stay!

Villa Kayu Raja is in a good location, but not really walkable to restaurants or the beach, especially at night. The sidewalk ends a bit before the villa, so you’re left walking in the busy street. The villa itself is nice, but I was unimpressed with the private pool. It is very small and the yard itself is deceiving in size from the pictures. Virtually no sunlight comes into the pool area as well, so the pool is a bit chilly and you aren’t able to do any sun tanning. The price is a bit steep considering these aspects mentioned above.

Consider the following before booking with this property: cleanliness, comfortability, value and staff. All of these would be ZERO stars if I could give it so one star it is. The pictures are deceiving and was probably acurrate when they first opened. All the NEGATIVE REVIEWS are TRUE. Don't let the somewhat decent overall rating fool you and your rational side taking the negatives as a mixed review along with the positives like I did. Upon entering our room, it was musty and had a weird smell. Downstairs is an open area where the living area spills into the private pool. Sounds great, right? It would've been if the pool was clean and walls weren't moldy. The bedroom was upstairs where the door was kept closed so mosquitoes and other insects couldn't "get in." We felt a rush of hot air and more unflattering smells when we opened the door. There's no circulation in the room! The light switches are FILTHY, weird stains (possibly blood), mold all over the bathroom tiles and chipped mirrors. To top it off, the room was so dimly lit, we felt like we were in an eerie thriller movie. It's not an exaggeration to say we didn't want to touch anything because we couldn't trust the cleanliness of the room. To top it off our balcony door wouldn't fully close as there's a gap due to poor construction so we weren't surprised when there were a few mosquitoes hanging out with us. What did we just pay for??
