Great location a short walk into old town but away from the chaos. Still some noise of traffic from the street which can't be helped. Comfortable room. Air con and hot water. Bathtub was a great plus after months of travel. Nice host.
The House 36 provides all you will need for an enjoyable and comfortable stay while in Hoi An. Clean, quite, safe, fridge, nicely furnished with spacious bathroom, river views, and is run by a friendly and sweet Vietnamese English speaking family. Walkable to all the sites Hoi An has to offer.
Great value for money. The owner was very helpful with everything. Downsides for us was there was no duvet or sheet to cover us sleeping at night apart from a very heavy blanket, and the main bedroom door is a frosted window so the hall light kept our room lit up at night.
The morning staff were very helpful and arranged an Easy Rider moto driver for the Hai Van Pass n the airport at a very reasonable rate. They also gave me help to work out a great bike route for myself. The House 36 is a good option if you're looking for convenience & cleanliness! The hotel is newly built and has a modern style. It's located within a block of the old town and they have bikes that you can hire to get around to the other sites in the region.

L’accueil y est très chaleureux, et la famille est très agréable.
La chambre est vraiment top, nous avions une baignoire dans la salle de bain et ça c’était vraiment parfait.
La chambre dispose également d’un balcon, étant fumeur c’est un gros point positif de ne pas avoir à descendre pour fumer.
Seul petit soucis est que le réfrigérateur fait énormément de bruit, donc nous avons était obligé de l’éteindre la nuit pour pouvoir dormir, et les joints ne sont pas très propres.
Et il y a une odeur désagréable dans la salle de bains. Mais à part ça tout était parfait.
Le lit est grand mais le matelas est légèrement inconfortable mais honnêtement pour le prix vous ne trouverez jamais mieux.
Le rapport qualité /prix/emplacement est parfait !!!
Grande chambre avec rangements. Salle de bain avec baignoire ou douche séparée. Très proche de la vieille ville.Les propriétaires sont adorables et nous ont trouvé un bus pour un trajet que nous n’arrivions pas à réserver. Possibilité de louer un scooter et des vélos.
Magnifique chambre, pour avoir l'habitude de voyager en Asie dans des chambres autour de 10€ je n'ai jamais vu mieux, on dirait que la chambre a été refaite à neuf récemment. Seul (petit) bémol, une mauvaise odeur dans la salle de bain par moment dû aux canalisations sans doute, mais on leur pardonne.
Le personnel est très gentil et serviable, et la localisation est idéale (5-10 min à pied du vieux quartier en étant à l'écart de toute forme de bruit)

We stay in Hoi An once a month, and this time all our "regular" places were fully booked, so we had to try something new
The good:
- The House 36 is located centrally (approximately 5-minute walk to ancient town)
- Fairly new construction, so everything works, looks clean.etc.
The BAD:
- Unlike most homestays in Hoi An, these owner(s) make it very clear that the house is primarily their living quarters. This results in them telling you to move away from a table the family intends to use, and the male owner taking off his pants and napping on floor by the entrance in his underwear
- I witnessed a woman trying to check-in based on a confirmed reservation, only to be rudely turned away after being lectured that the place was fully booked, and that it is not her fault the reservation was confirmed. She was left waiting with no further comments, suggestion, glass of water, etc. for at least 30 minutes.
- Although "free toiletries" are listed as a "feel at home" feature, they are not provided. When asked, the owner(s) refer their guests to a nearby mini mart with the comment "we are not a hotel...you have to buy these things". (also no complimentary water, tea bags, etc.)
- The "free breakfast" was not included in our case. We waited until 7:45 a.m. but there was nobody onsite to serve us. When asking the owner about the breakfast later she hysterically yelled at us, accusing us of asking so much, and that we have no idea how much it cost to build the place!!!
Halpa hotelli ja palvelutaso sen mukainen. En ymmärrä miksi hotelli saanut niin hyvät arvostelut. Huone hyvännäköinen mutta ei kestä lähempää tarkastelua. Kylpyhuone siivoamatta, suihkutilassa homeongelmia, siisteys muutenkin huono vaikka kengillä meno yläkerroksiin kielletty. Naapurissa rakennetaan ja liikenteen meteli herättävät varmasti viimeistään ennen klo 7. Aamiainen todella minimi. Palvelu hieman tympeää vaikka juna-asemalle järjestyi tosi edullinen kimppakyyti. Sijainti ihan hyvä lähellä ravintoloita ja muinaista kaupunkia. En mene uudestaan.

Nice room with balcony
Bit hard to find and not many locals knew where it was either. Room was very spacious and had a good balcony with a view of the river but overlooked a dirty garden. Short walk to old town with all the bars and restaurants. Staff left us to our own which was fine, happened to arrive when they were having a party but didnt bother us. They locked the doors early but had a guy sleeping in the doorway to let us in. The door to hallway was glass and there was a light on all night which was a pain. Overall a decent hotel for the price.
Great modern hotel, room was amazing with balcony, large bed, cable tv and an incredible bath & shower.
Only drawback is this property is a touch hard to find as it doesn't have a sign as it's a small hotel/b & b with only 6 rooms I believe. Breakfast was great also.

Nice and clean - bed was okay - supplied us with two pillows and a thin blanket but was a overall good stay. Would recommend it! They had a safe and the view was okay. It was quiet and nice. The shower was great! Was able to have more than a five minute hot shower without it been cutting out. This place saved me I felt refreshed after staying here
Amazing!! The hotel is lovely and the room is so luxurious for the price. The whole hotel is kept super clean, rooms cleaned daily. The cooked to order breakfast was delicious, with a great range of choices. Great location - Just 5-10 minutes walk to the old town and to the popular bars & restaurants...but still in a nice, quiet location. The highlight though, by far, was the owners. The family that run the hotel are incredible!!! I stayed for 5 nights during the floods and on my last day, with the flood up to our knees on the ground floor of the hotel, the owner brought me breakfast to my bedroom and arranged for me to be collected by boat at the front door so that I could get my bus on time and safe. Unbelievable! Thank you!
Our room was nice and cozy and everything looked new. The bed and pillows were nice too! It was a little hard to find the hotel since it wasn't on Google maps and there isn't a telephone number for the hotel listed anywhere. There's also no sign outside. Luckily I could find it on the mapsme app. The location was good, it's a little of a walk but it's close to the Hoi An nightmarket. Also for the price of the room was worth staying a little further. I would definitely stay here again!
Great place, great price! Everything was very new and clean, great bathroom with tub. Basically a big house converted into a hotel, run by a family. Very friendly & helpful, emailed me after I booked to see if I wanted them to arrange a ride from the Da Nang airport, which is over half an hour away (took them up on the offer), also arranged a day trip to see the Mi Son ruins. Located just down the road from "ancient city", very short walk to the action but separated enough to relax. Highly recommend!
