The room I stayed in was right next to the stairs and the walls were either thin or the door didn't provide enough sound proofing. Either way, I was constantly woken up by people going down or up the stairs, even past quiet hours. I understand they can only do so much with what they have, but truly the first floor could be redone entirely and only have units on the second or third floor. The bathroom shower didn't drain and the doors barely closed, the floors on the first floor dipped so it felt like I was constantly on a slope...it was a poor experience all around. I hope they can make improvements soon!

Love this hotel, the owner is a lovely helpful guy and very welcoming.. We stayed in the family room which was fantastic and spacious.. The only down side to this hotel (which is nothing at all to do with the hotel) is Edinburgh council have introduced parking restrictions and charges in most streets which are around £3.10 per hour in the designated bays, it is not clear and evident on how or where to pay for these charges, they run Monday to Friday 8:30am to 5:30pm .The hotel used to be able to offer free parking. If you need a hotel that is easy to find, great for the surrounding area of Leith , comfortable clean rooms, has good transport links (bus/team) into Edinburgh city centre in twelve minutes, the bus stop is right outside the hotel and the team stop is about a 3 minute walk away.. Then this is the place for you.. Were We will definitely be booking again when we are next up in Edinburgh

Room was small over looking a scrap metal yard, also the room is so small one side of the bed was pushed up against the wall. There IS NO FREE PARKING, as it states on Hotels.com. you have to pay for parking at 6 hours a time, Monday to friday, then at the weekend it is free. We wasnt allowed in the building until 3pm, there is no breakfast, the carpet on the stairs is wearing away. Not happy with this hotel,

Dear guest,We can not offer a nice view over Leith Links Park to every guest, it is subject to availability on that day. The public parking is controlled by the Edinburgh City Council which decided to introduce parking bays in June 2023. Our check-in time is advertised as from 3 pm-10 pm, not before 3 pm! We do not advertise breakfast/ bar or a restaurant at the property. Next time please read carefully the description of the property you wish to book before you decide to submit the booking.Thank you

Clean and All good !
This isn’t the Ritz, the whole city was sold out so we started at the Adelphi and we’re pleasantly surprised. It’s tired and old but the rooms were refreshingly very clean and everything worked fine. Staff were helpful and allowed a bag drop prior to check in. A every simple stay. Nothing negative to say at all and I’d stay again if the whole city was sold out again

Beyond the Fringe !
We were there for 5 days. Good and bad points, first on arrival there was no parking (advertised as free), when we found parking it was expensive. The location is fine, nearto buses and trams. I wouldn't classify this as a Hotel, more serviced rooms with very limited facilities - i.e no drawers anywhere to put clothes and very limited hanging space, no fridge etc, 2 of us shared the one chair between us. No breakfasts were available and there is no bar or communal area. The shower was excellent, but our view looked over a builders yard whereas the front rooms of the hotel overlooked the park. Budget hotel ? yes if your budget can afford it but I thought quite expensive for what you get -(I stayed in hotels 30 or so times a year before lockdown) We went out everyday so we didnt use the room much - its ideal for a short stay if you are not too fussy but i wouldn't recommend any longer

The hotel is visible on the website with hundreds of photos proving that it is very basic. The public parking used to be free until the end of June 2023. Edinburgh is very costly for accommodation although we offer one of the lowest options with private bathroom.

Nice location next the the old leith links golf course now park.easy to get to the city centre as there is a bus stop right outside hotel.room was nice and clean with a nice view of loads of sparrows churping outside.

This place has a lot of character for us trhe let down was that there was a flimsy bed sheet/ quilt on the bed and only 2 pilllows this may have been an over-sight but you dont expect to apy that much f or a room and be cold,that being said we did arrive late around midnight so had we arrived earlier it may have ben dealt with.

You have a cheek to leave us a bad review. You were caught smoking in the room despite asking you politely not to do this!! You have been very rude guests and you have been banned for ever from our hotel!

Would Definitely Stay Again
Really easy going and friendly staff, nice building, and close enough from central that walking is an option...as long as you don't have heavy luggage. Our only issue was some of the stains on the bedding but understand this can be unavoidable. The mattress was ridiculously comfy and the windows are ideal or keeping the room cool/warm. 4.9/5

Basic hotel with friendly service
Service was friendly and the bed was clean and comfortable but this is very much a budget hotel. Decoratively more like a youth hostel or student accommodation and fittings are showing their age

Really good value for the price would recommend
Me and my partner recently stayed here for the weekend and we can’t fault it the room was to the highest standard and the cleaner was brilliant everyday we came back to our room immaculate with the bed made daily the staff were lovely too can’t fault it it was exactly what we were looking for yes the Decor could be better it wasn’t the worst but the price was ideal and we had a lovely stay would definitely be back

Thinking about booking?… DON’T
Well what can I say! Rooms are tiny, nothing is very well cleaned. Everything is to the bare minimum of standard! On site parking? No! Park on the street if you can find a space! Want to have a shower, I wouldn’t bother… the shower is tiny and the towels look like they should have been replaced 20 years ago and had stains on them, I don’t even want to think what they were! The bed had hairs on it and you could feel the springs, the “hotel” was noisy even late at night. The decoration to the room was terrible, plastered in parts to cover the bad bits, but it all needed sorting tbh! The carpet was disgusting covered in stains and needed a very good clean/replaced. Very poor rooms, it may have been cheap but it wasn’t worth the £40.50 we paid. Would NOT recommend and the previous reviews are very misleading

We do not advertise a 3 or 4 star Hotel , in fact we are what we say we are: A BASIC HOTEL with all the essentials, and private bathrooms. If you seek luxury, you shall look for a 3 star or even a 5 star Hotel like Hilton, which has a very high rate per night. You scored us down on cleanliness, considering we spent hours of cleaning the rooms daily! We advertise public parking, not a private parking!!! We advertise basic rooms, not luxury rooms!!! Next time, please spend some extra quid and book a posh Hotel with minimum £150 per night, so you can enjoy massive bathrooms and huge rooms. Best regards, Hotel Manager

Check in was fine but self check out and no information or number provided for any issues. We booked a triple bed room. Two of the beds, when we pulled the covers down had hair in the beds and some sort of dirt. Seemed as though the bed sheets hadn’t been changed or maybe even cleaned…

There is a door bell at the Reception ( someone is on 24h in the property) . Bed sheets are changed after each check out, and are cleaned using a professional laundry service.
