"What a fabulous place. David was a wonderful host. The room we had was large , the breakfast was great. The Spybank is in a perfect place to explore Edinburgh. The 44 bus is just around the corner takes about 29 to 25 minutes to get to the city. Highly recommended place to stay."
"Room was spacious and the beds were very comfy. Room temp was easily set to perfection. Water pressure was a bit low and the shower setting a bit finicky so i had to set it for the kids. Breakfast was really good. Great selection and great taste. "

"The pool is very large and extremely well kept. Lane swimming, clean, sauna, steam room. Fantastic and surprising because it is so large. This is 300 ish yards from the tram to the City and 500 yards from the terminal. Not a problem for able bodied adults with manageable location. Good breakfast. Good place to stay when arriving or leaving the City. Very easy to get into the City on the tram. "
"We walked to hotel from Waverley Rail station was 30 min walk. Get a taxi if got cases and bags. Lovely walk otherwise to Princes street.
Can walk to town centre by side of river through Leith Gardens. Lovely walk.

Would recommend this hotel, if able to walk okay but if unsteady on feet you would need to get a taxi ( plenty about) as hotel is down a very steep curvy road from main road to hotel at side of river. "
