Unkempt, unclean, and a little unsafe
We arrived before 9 pm but had trouble locating the place as the building was completely dark with no lighted signs. (What signs exist are small or placed out of the way, not easily seen.) There is no doorbell so we had to bang on the door to be admitted. The "reception area" is the foyer of someone's apartment and rather messy. It was also lit only by a small lamp. We made our way to the 2nd long set of steps in the dark. The areas in the room that can are in immediate view are shiny and clean. However, look behind the curtain (literally) and there is quite a build-up of dust and dirt. The exposed edges of the floor under the bed are also nice and shiny. But lean over a bit and you'll see how dusty it is. This holds true all over the property. If you have allergies, this is not a place you will be comfortable. You are literally walking through someone's living space (including food prep area and exposed foods) as you go in and out. The shower, while it has many nice features, is much too complicated to figure out and has no labels on the numerous handles and switches. Speaking of switches, there are So. Many. Lots of them do nothing. And few of them are placed in relation to what they actually do. And speaking of things there are a lot of - let's not overlook the steps. There are LOTS of them. They are not even, many are shallow and both outdoors and in the railings wobble or are missing pickets. Not a place we can recommend. Also...no breakfast.

we apologize for any inconvenience we may have caused. we will address those areas with the housekeepers immediately. also e will reset the timers on the outdoor lights. finally we will post on our website when we plan to resume breakfast. Currently the kitchen is under repair from hurricane ida damage

We really enjoyed this location! The room was clean and we loved the quirks of this place. The bathroom was great and the breakfast was yummy as well.

Mr. Russell was a great host, very accomodating. Breakfast was great, and he even left a beignet the morning that I missed breakfast. It was great meeting the other folks staying at the hotel as well. Great location, safe area, easy access to cable car. Room was comfortable, no problems at all! Thanks Mr. Russell!

thank you. you are so right stacie. just 5 years ago my workers would hide from me because i was anal about every knock and cranny.-- shinning those hard wood floors on hand and knees with a buffing cloth.--.but gone are those days and hard it is to find the workers these days for part time work. in short,my days are numbered. the old army decorated combat veteran can t pass the old white glove inspection that used to be so easy--. so we are whining down and turning it over to someone else. but we promise to all of our wonderful past new and repeat guest that you will continue to receive the highest quality of food.the highest standard of cleanliness, the most sincere and genuine caring and hospitality from my wife and i. and we guarantee a very full stomach--.meanwhile next man up (family) will have to promise me he/they are coming with some tender love and care.or they are in the wrong house and the wrong business.

Location great, accommodations awesome and the host Mr.Russell was absolutely wonderful. Street car stop 2mins away so easy traveling to French Quarter and city park across the street! The Homemade daily breakfast is a great way to start your day! You will not be disappointed and this added perk was surprising & very appreciated (open bar)!

Oakview Bed and Breakfast was magnificent, B+B owner, Russell,.created an incredible environment with fabulous breakfasts and wonderful lodging. He guided all my touring. Oakview was a short walk to the NOLA Trolley that took me to French Quarter. it was very cheap. Russell was always available to meet my needs. He also provided wine. I give Oakview my highest recommendation. Cheers.

Experience the real NOLA
Russell is an excellent host. He anticipated our needs and was a great guy to talk to. Breakfast was delicious. The old house has been maintained and updated, without losing its charm. We felt like we were experiencing the real NOLA.

I wish i was able to buy a snack or a ice tea or sprite. There wasnt any stores close by to purchase items so i was pretty hungry and thristy waiting for dinner with friends. I arrived early in the morning so i waited all day without food or something to drink.

i am so sorry you had to suffer like that. i normally keep drinks in the house free of charge including cokes, sprites, wines etc... we don t do vending machines because we think all refreshments should be free. but if you must ,there are multiple stores and pharmacies less than four blocks in every direction from the house but you are absolutely right in not trying to walk around in a new neighborhood at night, but with a vehicle it s very easy. so thanks for encouraging us to get the word out for others who may run into this kind of situation.

After the blandness of chain hotels this eclectic B&B is most welcome. Breakfast is home cooked and enough to keep you going for hours sightseeing. The trolley bus direct downtown runs frequently and is cheap and the stop is just over the road. Beautiful area of the city with a park opposite. Our host, Russell, was welcoming and helpful. Free parking is a bonus.

Friendly, authentic, and very reasonable.
Short walk across the avenue to City Park and the New Orleans Museum of Art, where my business was. Proprietor totally friendly, seemed to enjoy welcoming guests. (Could talk b'ball, a bonus for me.) Other guests at breakfast--a chef and his wife/business-manager--fascinating. I was on expenses, could've stayed at a luxuriously sterile $350 a night hotel and taxi'd to the Museum, but I like to keep my traveling habits (personal, recreational, business) on the same track, so I picked Oakview mostly for location, partly because it seemed (and was) real New Orleans, partly for price. Turned out I was real smart. Feeling that way is another bonus.

Location was good. It was much more peaceful than to be downtown. A streetcar line is very close by. Russell is a most accommodating host. The breakfast is ample and quite good. I enjoyed getting to know the other guests at breakfast. The house is unique.

Very individual B and B. Russell can’t do enough for you. Directly opposite city park which is lovely to walk round and 10 minute drive to the centre of New Orleans. Definitely full of character, which is what I loved about it. Oh and the home made biscuits........ say no more!

The oak view bed and breakfast was wonderful. Only problem was the phone number on hotel.com was incorrect making it difficult to communicate with the owner. A link to the oakview on hotel.com would also have been helpful.

Wifi internet and cable did not work in our room. Also, the owner was very unprofessional. He was yelling in front of us about the previous tenants using up all the ice, including the expletive “God****”. He also made sure to make a rude comment when we left about us not eating his breakfast. Not a hospitable stay, but the room itself was fine.

The location was great for going to the art museum and catching the streetcar into the French Quarter. There were plenty of good restaurants and local markets nearby. A house this old though is in constant need of repairs. The outside could use some TLC.

Fabulous location and the best host ever! Russel was so nice and accommodating. Beautiful neighborhood across from City Park! The house is an eclectic mix of New Orleans and Russel’s collection from around the world. The breakfast was delicious! Lots of stairs, but lots of charm. Will stay again!

Classic old house near City Park and Downtown
Very nice BnB. Room was clean and comfortable with individual AC unit, full bath, small sitting area. Manager was very attentive. Knowledgeable and helpful regarding how to get around town. House is across the street from City Park, and about a block from streetcar stop. Was an easy streetcar ride to the downtown - Aquarium area. Nice full breakfast each morning. Breakfast was served in large dining room, so guests who wanted could chat with others staying there. Within walking distance of coffee shop. Easy drive to neighborhood seafood cafe.

Great place to stay in NOLA
Great location right across from beautiful city park, street car stop and the art museum. Very nice neighborhood, quiet with some good restaurants in walking distance. Nice relaxing porch to sit out on and have a drink or coffee. Our room was spacious, very comfortable bed and great shower. Our host Russell was very personable, helpful and the breakfasts!!! - They were so delicious and generous. We never wanted to eat lunch.

Rusell did a great job to maintain this wonderful house. He provided great breakfast even though I got up late. The only concern to this house is there is no satisfactory wifi coverage. In modern life, it could be quite inconvenient if there is no high-speed wi-fi in a hotel. I'm sure Rusell will improve it in near future.

Love Love this place
We could not have asked for a better experience for our first trip to New Orleans. We were there for our sons wedding and booked the Oakview Bed & Breakfast because it was close to the park where the wedding was and close to Ralph's for the reception. Our room wasn't ready when we arrive, but Russell the owner, met us at the door with a big smile and hello. He gave us a tour of the home and explained where everything was that we might need. We asked if there was a place to just change clothes and put on comfortable shoes as we had to meet our son; he opened an empty room for us to change in and told us to leave our bags by the stairs and he would see they were put in our room . When we got back to the room later that day we couldn't believe how nice and comfortable the room was. We didn't get to eat breakfast but I am sure it was wonderful. I would recommend Oakview to any one going to NOLA the location is beautiful and right across the street from City Park. Russell is a great host and so fun to talk to, he made our trip just that much better! Thank you Russell!!

A house of character handy for the city center
Russell was very welcoming, with good local information. Perhaps it was us, not fitting very well into an American B&B situation. We found the breakfast offered at 9 am. For us with limited time to sightsee, and the need on departure day to go early for a long drive, this was far too late. We were happy to miss it, it that's what was necessary, but disappointed that there were not some cold items we could have quickly eaten, even if mine host was not up. Not very responsive to customer needs.

The Proprietor Mr Russell was everything everyone states he is. We unfortunately didn’t arrive until 2a and he was beyond accommodating even at that time of the morning he made it a point to give us a tour, provide us with all codes and keys needed along with showing us the remaining of amenities that were all communal and included. Was kind enough to even ask if we would be up for breakusinhe can prepare extra if we were. (Yes, the biscuits at everything that they rave about!!) the home was a beautiful cultural landmark, nestled in one of the most convenient locations where we didn’t even need a car. All trolleys and buses are caddy corner to the B&B. The provide an open bar with unlimited beverages, cocktails and coffee which couldn’t be beat. We would definitely recommend and will certainly find ourselves back there again! Thank you Russell and Sudeeptha—New York Boxing Lovers :)

Owner kept us safe!
Oakview is in a great location, near the bus and streetcar stop, right across from City Park...but what really makes this B&B great is the owner. Russell not only took care of everything for our stay, he went above and beyond to make our trip safe and comfortable. Example: our visit coincided with a serious ice storm in JAN 2018, and he texted me updates about the New Orleans airport status before we even arrived so we'd know whether our flights from Dallas would be able to land. Once there, the main part of the city experienced water issues and was under a boil notice...Russell texted me midday to warn me about the unsafe water, which (as a visitor) I would never have known about! To top it all off, when we returned to our room there was a case of bottled water at our door so we wouldn't be thirsty. Oakview is a charming B&B away from the noise of the French Quarter and I will be back!

Great find! Love the location. Very comfortable.
We really enjoyed our stay with Russell at the Oak View B & B. We had the Oak Room, right at the front of the house, which is a large, comfortable two-room suite. The bathroom is large, the bed comfy and the location is awesome. We loved being right at the Canal streetcar line, and walked around City Park simply because it's gorgeous and literally right across the street. Because of our schedule, we only enjoyed one breakfast, but beverages, including wine, an assortment of alcohol choices, coffee and sodas are available 24/7. What's not to love?! Also, no outrageous parking fees like the hotels have. There's a driveway, and it's included. This saves -- on average -- $40 per day. Calculate that in when you're looking for a place to stay! And . . . Russell is a true character with a big personality. Get him talking about Australia and tennis. Perfect host with a charming personality! We'll go back. Easy to get to the WWII Museum, to the Canal Street shopping arcade and all the nightlife in the Quarter.

A great place to stay in New Orleans!
This is a cool, quirky property in a great location with an amazing host. Russell is so welcoming and accommodating. He had great restaurant recommendations, takes his time to show you around, and has other good advice about the city. The rooms are large and comfortable, but they are a little on the funky side (a little bit quirky decor and not chi-chi, but nice). Hotel is quiet. Wifi is unreliable, so go here for pleasure, not business. Breakfast is basic, but hearty, and Russell is cool if you partake or opt out. The location near City Park can't be beat. The park is worth a visit, and there are great non-touristy places to eat nearby.

We have been spoiled ROYALLY!
My husband and I stayed at Oakview for 4 nights as a late anniversary get away. OMG it was AMAZING! We somehow lucked out and had the whole place to ourselves. Mr. Russell and his wife are the best hosts ever. The added touch of open bar 24/7 was unexpected and welcomed. The fact that we were able to use the streetcar and not rent a vehicle was another added bonus. The stop wasn't even a block away from the b&b. City Park is right across the street and filled with so many amazing things; it also offered excellent exercise. There were tons of restaurants in walking distance and by way of the streetcar so food was never an issue. Oakview is GORGEOUS and so beautifully decorated. It ALWAYS felt like home. My husband is a meat eater, I'm not however breakfast every morning was awesome. They made sure there were plant based options for me and I truly appreciated that (the biscuits are to die for... seriously the best biscuits EVER). We're unable to stay at Oakview when we go back in July which truly sucks because we're now spoiled. It was our 1st time in New Orleans and Oakview set the bar entirely TOO HIGH. We will take another trip just to stay at Oakview again though. Maybe next year's anniversary!

Wonderful B&B in New Orleans
Absolutely fantastic! Russ was an exceptional host and his B&B is amazing! A lot of charm through out the place. We stayed in the Oak Room. Beautiful accommodations! Russ is AWESOME! Gives you the rundown of the place upon arrival and lets you know all the going ons in the city. And his made from scratch breakfasts are DELICIOUSLY prepared with lots of LOVE! The property is directly across from City Park and a short trolley ride into the city. We will definitely be staying here when we return to New Orleans!

Perfect place to stay
It was our first time in New Orleans! This place was a great location. Right next to a beautiful park, and the trolley for easy transportation. Trolley was $3 for all day trip, or if you want faster transportation Uber was quick and easy, we paid between $8-$15 down to Bourbon St. The place itself was huge! The AC worked perfectly! Each room had its own unit. The bed was extremely comfy and big! Our Host was amazing! You can tell he took pride in everything he did. He wanted to do anything and everything to make us happy. His food was delicious and he truly went over the top to make our stay wonderful! I highly recommend this place and seeing they have 4 or 5 rooms, we will definitely be back next year with friends and family to stay with us!

Charming New Orleans B&B!!
We booked our stay in June for our 10th wedding anniversary in early October. As the trip approached, so did Hurricane Nate. Russell, the owner, was very informative ahead of the storm and offered no cancellation fee should we have decided to cancel. Knowing the storm could miss, we decided to take a chance and travel anyway. Upon our arrival, we discovered that everyone else had decided to cancel, so we had the entire home to ourselves! Russell was well prepared for the storm, and we felt quite comfortable to ride it out. He even offered additional nights at no charge should we have to stay extra nights if there were travel delays. Since we couldn’t go out for dinner due to the curfew, his wife made us some fantastic homemade fried chicken! We had a wonderful experience despite missing out on our anniversary dinner because the curfew....but it’s yet another reason to return to New Orleans!! A wonderful place for couples looking to get away from the chaos of Bourbon Street and still enjoy an authentic New Orleans experience. We enjoyed strolling through city park and sitting out on the front porch in the evenings. There is lots to see, do AND eat nearby (even a 24-hour joint located a short walk away in the park), and you’re only a quick street car ride from downtown, the Quarter and the Garden District.
