The self parking was limited to 10 minutes. However, the offsite parking was walkable in a general shopping center lot. The staff and overall accommodations were perfect!

Absolutely loved this property! Beautifully decorated and the breakfast room is so nice. Food was very very good too. Will definitely come back.

Absolutely wonderful stay. The innkeeper Serena Is so welcoming and friendly. The breakfasts are next level. We looked forward to them every morning. I would highly highly recommend this Bed and Breakfast

What can I say? Best visit to Newport we’ve had in years. Staff so friendly, accommodations immaculate. Food was excellent, views beautiful. Amazing value for the $$ and Serena was incredible! We’ll be back!

The Outlook Inn was wonderful! We were able to get an early check in by the owner and it felt so much more personable than a large hotel corporation. The attention to detail in the cleanliness and hospitality was so appreciated! All the staff was incredibly kind to us. We really enjoyed our stay and can’t wait to return!

Beautiful room and super clean. Everything was great including the homemade breakfast every morning which probably saved us at least $100 over three days. Delicious food, beautiful room and very kind and polite staff. I can’t say enough good things.

We had a wonderful stay. I was a little bit scared as our room was at street level but they have noise machine in each room and it help soothing the noise. The quality of the bed also helped to get a good night sleep. Parking is indeed free but not on the property. You can park onsite for 10mn to check in and drop your suitcase. Breakfast was amazing and the staff really friendly. Overall, a great experience.

This inn is a renovated home, and the rooms have been updated with modern touches. The best part of this hotel is the observation deck on the third floor where you can take a drink or cup of coffee and gaze out at the waterfront of Newport. The inn is walkable to all the dining and shopping that Newport has to offer.

Lovely innkeeper, Maria, greeted us at the door and showed us to our room personally. Room was immaculately clean and quite large (rm #3). Fridge and coffeemaker in room. Included breakfast was lovely as well, fresh eggs to order arrived steaming to the table along with fruit and pancakes (even fresh flowers on table). View up on the 3rd floor (no elevator) was great, even better I'm sure in the warmer months when rooftop patio open. Everything so quaint and quintessential New England. Only things to keep in mind, there is a little road noise but the room even came with a white noise machine on the dresser! Our room was in the back of the inn, would not recommend staying in the rooms in front right by the road. And you also must consider the walk to the parking area which didn't bother us at all as you walk along the shops area so can browse on the way back (about 8 min walk and some uphill just to be aware). Would definitely stay again! Great location about a block and a half from main road of shopping and restaurants.

Great!! super clean!! Cozy!! Very well located to waterfront for eating and shopping!! Only slight inconvenience was parking but we loved this place and would highly recommend and go back in a second!! We stayed in room 9 it was located on second floor back of inn. Third floor was awesome would love to go back in the summer time to have coffee on rooftop deck. Views are amazing.

We loved our stay at the Outlook. We booked the Suite and found it to be very comfortable,clean and well appointed. We were just a short drive to the mansions and Newport Vineyard. Our host Tiffany was especially nice and served us a delicious breakfast during our visit. Looking forward to returning again in the summer. The Newport locals were also very welcoming 💜

Tiffany was amazing, she made sure that we had the instructions for parking, access to our room and what the inn had to offer us during our stay. The room was beautiful and clean. The breakfast in the morning was more than we expected. We will definitely stay at the Outlook Inn again and will be telling all our family and friends. We are glad that the inn decided to be open for the winter months. This place is a hidden jem and makes traveling 9 hours to pick up our daughter to and from university so much easier to be able to stay at a place that feels home.

The host, Tiffany, was great. You give you contact upon reservation, she texts you with advice and details. There is no desk, so, once in and she's helped you settle into the room, you are in a ten room quasi B&B, but you don't feel like you're in someone's home. In the morning, she come in to make your good breakfast. One can access the fridge and coffee maker 24/7, and Tiffany leaves out cork screws and such. It is on a quiet one way street, a block from Thames St where all the touristy stuff is centered. A fabulous stay!

We liked the property very much and are thinking of closing back in warmer weather. The only thing that we had an issue with was that light outside the front door was not on. We were unable to see the key pad on the door

The Outlook Inn is located in a very attractive area of Newport and is definitely within walking distance of much of the downtown area. The room I booked was on the top floor, which a hassle, only when hauling luggage, but once you're up there, it's nice and quiet. My room was large, clean and very much adequate for what I needed during my stay, The staff I encountered at breakfast were nice and helpful and the food they served was very, very good. They do have some basic water and coffee items out that you can access at any time, and that was helpful. The parking lot they have access to is several blocks away, which is nice because it's part of your room price, but be prepared to walk a bit more. All in all, this is a great inn and I would definitely recommend it to anyone traveling to Newport.
