Travelling from Texas we were surprised to have Covid restrictions required upon our arrival. Had this been disclosed to me, clearly, during booking I would not have even considered staying at the property. Since it's not refundable by Hotels.com we lost two nights fee. We have been scammed by both the host and Hotels.com.

It's a little quirky, not fancy, but historic, comfortable and quiet. It was fun to talk to Arlene, the property owner, at breakfast. The food was really good.

Great historic property to stay at. Walkable distance to good restaurants. Our host Arlene was very helpful and knowledgeable about the history of the area. Wonderful breakfasts, a step up from the usual B&B fair. I would highly recommend this property to everyone.

Old school basic charm. Host gave history and details of this historic home. It is old school. So expect a bed, bath and breakfast. Great location and host was friendly and informative. Quiet location and parking right in-front by the house or can park in the back drive. Easy walking distance to restaurants and shops.

Historic home w/attentive innkeeper. However, numerous homeless people in neighborhood, boarded up houses nearby, pancake flat pillows made sleeping truly a challenge & very minimal room for suitcases due to knicknacks. Convenient to Garden of the Gods & Pikes Peak.

Homeless are everywhere - less so in Old Colorado City - suggest as a guest (and not native) you voice your observation with the City of Colorado Springs. As to the pillows, the guest was alerted to the fact that additional pillows were available within the dresser within the room - of course degree of softness or harness is a personal decision (we have heard too soft, to firm, and most state just right). We are sorry the guest did not have a great stay. and we, if we knew of the discomfort, we would have taken every opportunity to make the guest more than satisfied.
WARNING BED BUGS!! The room was dirty, carpets not vacuumed and hair in my bed. I was so exhausted after a procedure I had that day I stayed anyway and tried to cancel the second night and get a refund because I was clearly unhappy. The owner would not even consider a refund. Then I drove all the way back to NewMexico that day so exhausted and started seeing several bites on my arms and legs and my back started itching. I looked up the marks when I got home thinking it was bed bug bites and sure enough they were. I called Arlene to complain and let her know the issue and she said there was no way they had bed bugs and I could come inspect to find them and show her. A professional exterminator has to do that to find them by the way. So I started a dispute with my bank and now she is lying and saying I declined the mask policy and never stayed there.

No bed bugs at this property. We meticulously clean all rooms. No bed begs reported before or after this guest's visit. If she had some bug bite, she must have brought them with her and taken it/them with her when she left. She had told her companion she did not want to be here when they arrived (she did not want to be at a Victorian home). They left two days early. We believe the "bed bug" story was a ruse to leave.
I am sorry +the bathroom did not have a makeup table. We apologize you had to use the dresser top that was about 3-foot away. Other than the cosmetic table that it appears you had a nice stay.

We are sorry the guest had a bad experience mid-evening. Semi-unannounced arrival. Had tor process credit card after arrival. Credit Card company delayed access to their website. Per Ring cameras, the guest waited 13 minutes on the B&B porch, not the 30-minutes plus they told the Reversation Agency. By the time the receipt was run (13 minutes after arrival), the guest had left the property without further calling or re-ringing the doorbell (they had read the notice on the door - tele number to call, when they arrived. Bad experience all around. for both the guest and the property owner.

Dingy, dark, and disappointing. Unkempt exterior. The unappetizing breakfast included a fruit cup with a couple of long hairs on the plate underneath. Bathroom mat was dirty and tub mat was moldy. Having stayed in many B and B's in the U.S. and abroad, this rates at the bottom.

Thank you for your comments concerning our 1885 Victorian B&B. The exterior has recently been repainted and many wood molding replaced. We do question the hair under the plate since when the setting a deplated, an inspection of the tablecloth and accessories are carefully inspected for cleanness and when replated, another inspection by two different people occur. , Bathroom are meticulously cleaned. The mats have been removed. We hope your future travel being about what you are looking for. We believe your expectations of 1885 are higher than modern provisioning.

Arlene is welcoming and knowledgeable about the home and the area. Theresa made the most delicious breakfast and was very accommodating. My room was quaint and clean. The shops of Old Colorado City are just around the corner, it’s in a great location. Thanks for the hospitality, Ladies!

The owner met us upon arrival and was both friendly and very welcoming. Our room was comfortable and homey, quite the opposite of many soulless corporate hotel rooms. The breakfast was delicious and presented on china. It also felt good to be supporting a local, woman-owned business.

We chose to stay at Spurs n Lace because it was a good location for a family event we attended in Colorado Springs. The bonus was how walkable the house was to town as well as how comfortable the room and bed were. The house is very well kept and the breakfast of fruit, egg dish and cake dessert were a yummy way to start the day.

Good, but outdated.
Great location near Colorado Ave with a few restaurants near by. Teresa, Arlene’s helper was amazingly helpful and kind. The house is oId so it has its charm. Our room was clean but the bed and pillow were old and uncomfortable. The bed had groves on both sides and the pillows were flat. Breakfast was basic, by delicious thanks to Teresa.

We are sorry you had higher expectations of that assigned to a Conde' Nash gold rated hotel rut experienced a higher rated Expedia B&B. At the rate we charge, we believe we provide excellent value. We regret we did not provide the expectations you anticipated.
It was like staying at my great grandmother place . You felt the welcome and cozy feel but very dated and tired . Host was helpful and friendly. We stayed 2 nights with repeat breakfasts . Not sure who eats a warm chocolate brownie with whip cream at breakfast 🤔 Great location to walk to downtown , Farmers Market on Saturday. If you want a unique step back in time 1980s and 1880s .. you may like this place !

This wasn’t charming or full of character, it was just shabby (and not shabby-chic.) Breakfast was terrible, served rigidly at 8 AM, and forced to sit around the table with the host while she told her own stories. Not a relaxing experience, limited privacy, not comfortable, overall depressing surroundings. I’d give it a miss.

Guest had high expectations. Expecting a NEW 1885 Victorian home located within an Elite Neighborhood. The Home, itself, is well maintained and not "messy".; it is located within the Old Colorado City Historical District - overlay demands a high standard.
We enjoyed the food, service and company at the meals. Arlene was a wealth of information and stories.
