I enjoyed this guesthouse. Very clean and well located! Easy check in and I was able to leave my luggage in their locker after I checked out since my flight was leaving late that evening. The communication with the host was very good too. If you come in the winter make sure you ask for a portable heater for the room, it really helped me :)
THIS PLACE IS AMAZING... Great job to the owner/creator. Loved the concept. I felt I was home away from home. The room/bathroom was huge, according to European standards. Loved the rustic, minimalistic modern feel. And those windows with ALL that light, great architectural detailing. I never saw or heard the cleaning staff. I would hit the streets in the morning, come back in the afternoon, and everything was FLAWLESS. Oh, and the RATO Metro is literally across the street, safe and easy to navigate. Took it directly from the airport. Saved tons on transportation. HIGHLY RECOMMEND. However, note this is not a hotel and might not be for everyone. It's a very cool concept!
Great property if you are in your 20s and visiting. Super clean, in the middle of everything from bars to restaurants and shops, steps from Rato station on the yellow line and in front of the tram. Limited contact which made it super easy checking in.
Location is perfect, minutes walk from buses and metro station. Easy to get food or drink nearby. Room has a juliet balcony, but window might let outdoors noise come in, even when fully closed. We stayed weekend, so I definitely felt parties happened outside on street. Room is clean, and shared kitchen is clean too, there is mid size fridge, microwave and convection oven. All utensils and plates. There are easy bags for coffee, sugar, tea etc, but no salt, pepper or oil if you need cook anything basic or add flavour.
Overall good, except noise, no lobby person or in person greeting, just an email from owner for all entry codes and wifi password.
Very nice and spacious room. Only thing is maybe they can give more quantity of soap and shampoo. Otherwise awesome property and stay! I would say maybe double check the locks on the very outside door(the street entrance), me and my friend found it was fairly easy to open even without using the room code so just make sure thats a little more secure. Thanks!

= on the first floor, and there are a few steps down from the foyer to the bedroom inside the suite, so it could be an issue for those with mobility issues (but ok for me)
I had a pleasant time at the hotel. I traveled solo and stayed for 6 nights while visiting friends and attending a festival. I’ve stayed in this neighborhood twice before and it’s filled with restaurants, bars, coffee shops, and a grocery store a block away. Many parks are nearby. The hotel does not have a lobby or room service, but the self check in was very easy. There are storage lockers to hold your luggage if you arrive early or leave late. A main kitchen area was shared with other rooms that had a small refrigerator, microwave, and utensils. The rooms and common areas were cleaned daily. And I found my room clean and spacious, with a desk/chair and additional lounging chair. I would stay again.
Second time staying at this guesthouse and loved it just as much as first time. Entry codes with clear instructions are sent a couple days in advance with no concerns. Rooms are compact but comfortable. Beds and pillows are excellent. Rooms are very clean. Shared kitchen is well equipped and there is a large outdoor patio for the guests to use. The area has a metro 2 blocks away and a grocery store just beyond. Downtown is a 15minute walk. Will definitely stay again.

Issues started with check in at this property, received an email with check in codes that didn't work upon arrival. Was forced to turn on my international data plan to contact the staff to be able to access my room as the property gives a phone number but no phone or staff on site. Room was clean and renovated. Common kitchen was always cleaned. Daily housekeeping only folds and re-uses your wet towels. Common hallway seemed to have a sewage smell that they tried to mask with air fresheners. Ongoing construction in the building starts at 8AM, which includes jack-hammering and loud music.
Excellent stay at Principe Real Guest House. A wonderful room, very well kept, elegantly decorated, ideally located near the Rato subway station and close to Lisboa's historical downtown. The place is very clean (and smells very good), includes a communal kitchen, and even lockers for late departures. Our room was beautiful and spacious. The decoration combines minimalistic modernism with colonial touches. The bathroom was lovely as well. We loved it, and will definitley come back!
Well located hotel to walk around the city centre. The street is busy but the hotel inside quiet. Very friendly staff and comfy bed. The shower screen was broken and too old.
Was perfect for what we were looking for. Clean and bright. While I loved the minimalist look, there was a good amount of sound transferred between rooms that could have been dampened by curtains, rugs, etc.
Quiet location, moments from the Rato metro stop, connecting you to wherever you want to be in Lisbon or to day trips via train. Great options included to leave your baggage if you have early/late flights before/after check in/out.

There was no ventilation in the room or bathroom, so it was very stuffy and humid, with some mould growing on the bathroom ceiling and wall. It would not get dry within 24h after a shower. The air conditioning was not working either, and the accommodation did not respond to any messages we sent about this. Moreover, it is poorly insulated, so you can hear everything from the hallway, common kitchen and neighbouring rooms, as well as the busy street. The mattresses are also very hard, so not very comfortable.
On the positive, the remote checkin was smooth, the common kitchen was convenient (although it needs more cleaning) and the location is not bad.
