I've stayed at the Regency 10 times in 6 years. I have them on messenger. They have a auto reply but they never responded to my messages, I went to they're website again no response. The front desk staff was short and unempathetic didn't seem to care about my business so they've lost it. Normally when I arrive they would have us wait in the cafe with a complimentary glass of tea while they prepare the paperwork as I'm a returning guest and when I get to the room there will be a dessert plate that says welcome back however this time we got nothing. They said I could not avail my VIP discount because I booked through Expedia. The room we had was a view of vaccant lots and construction. You are allowed to smoke on the lanai, so when we got to our room I went out for a smoke the tenant above us dumped they've dirty laundry water over the rail on my head. I was on the 24th floor. That wasn't the hotels fault but the response was disappointing they sent housekeeping to mop up the water which was good but they didn't have security tell them to stop so while she was cleaning they again dumped laundry water almost hitting the housekeeper. It's illegal to throw things off the porch of a high rise according to the staff on previous visits and it should be reported, so no one will be injured in the streets below. The room was clean but really dated. I love the location right across the street from Robinsons at the left they have a horseshoe bar complex with a live band.

OK for the price.
The good: Internet and cable were OK. Hot water and good water pressure. Bed was comfortable. The bad: Some windows cannot be latched shut and blow open during high winds. Toilet tank takes forever to fill up. Water stains in bathroom floor tile. Room needs a makeover. Not that clean.

Bad moment in my life.
I would like to let you know the security guard didn't let me in that night even I showed my reservation. He told me to find another hotel and come back on the next day. They said they didn't accept booking at all. I want my money back after what I been through. Guess what the security guard told me too that is already late at night so just find another hotel.

Great location, great amenities.
Location is excellent. Wifi very good. Room had good amenities with fridge, kettle and microwave and some utensils. The room is quite small, but is OK for 1 person. Might be a squeeze with 2. Dining table/ desk would be better described as a shelf.

Roi of housekeeping was very courtesy, professional and services was second to none. He takes his job very seriously and would always have time to do what I asked of him. I was also very please with the front desk personnel. How knowledgeable they were of there job and well trained.

The room is little congested.
Nice Location. Service is good. 48 floors and so, going up and down in lift consumes more time.We had a wonderful stay. Some staff have to improve English skill to interact with foreigners.

OK Condominium near Robinson MNL shopping Complex
The check-in was fine, no issues. My booking was a deluxe room a bit small, but due to renovation noise a floor up, transferred to an upper level in a premier larger room which was comfortable with the harbour view. There is a swimming pool only 2 person laps at a time and a gymnasium. The place is well secured by 24 hrs security guards. The wifi worked fine from the room. The check-out was probably the fastest ever experienced, just gave the room and security cards and out. The downside is minor issues with the previous customer kept safety box locked, couple of kitchen tiles needs attention and door room key did not work at times and the Aircon required gassing.

Location is great. Easy access to everything. But the bed itself is discusting. Towels are not clean smelling. There are some debris of molds washing off from shower floor. Beddings and pillow are soiled.
