The property is located right at the heart of Melbourne CBD. It's very well connected with public transport and is located at a stone's throwing distance from Melbourne's Southern Cross Railway Station. The property is quiet and the area around it is safe too. There're lots of dining options around the property. Overall I'm extremely satisfied with the stay.

The property has a beautiful entrance, very lush and it feels very special. It is located across the road from Southern Cross Station, so it is extremely convenient for catching the train. The apartment is roomy and has great views of the city but has old, dated furniture. It would be 5 stars if the furniture was updated as it brought down the vibe of the place.

TBH, having read reviews I was apprehensive about staying here, but it suited our budget for a one-night stay opposite Southern Cross station. Collecting the key was easy enough, and the instructions were clarified in emails and a phone call on the morning of check-in. The room was spacious (a studio apartment), and the bed and pillows were comfortable. There was even a 3/4-size fridge and kitchen. Block-out blinds were a bonus and extremely quiet. The downside was that the room was in desperate need of a makeover. The front door looks like it has been broken into during a previous life (most likely a long-term rental) and the carpet needs to be replaced. Overall, we would stay again but even more so if the room was given a once-over, and the front door replaced and an additional lock added.

Check in was given no notification that we had to go to a shop up the road, the bed was like a slab of concrete, the shower had mold and leaked flooding the bathroom. It was so bad we left after one night and got another hotel.

The location was spot on for what i needed with plenty of public transport options. Make sure you read the check in directions well and it will be trouble free. The only issue i had was no WiFi in the room that i had. That should be a non negotiable these days.

Unfortunately i was not told where to collect the key for this property, even after a phone call which was not answered. The only way i found where to collect the key was because i collected another key for another apartment the day before and had seen the address for my current one on the counter of the store. Id hate to think what i would of done if i didnt know this. Not happy.

This property room was terrible. The cups were dirty in cupboard, the microwave did not fit in the space & looked atrocious, the beds where sunken & the main bedroom was so small the bed hardly fitted, my husband slept in it & I slept in the other single bed. There was no tea or milk in fridge. It was stated that there would be tea but nothing. The cups were all mis matched & dirty. The bathroom floor was dirty with fluffballs & dust. We were very disappointed for price we paid. We never stay again.

The check in process is very confusing. The instructions need to be clear. At first I was given instructions to check in at the property address, this is NOT the case, the check in is down the road at a cafe shop front. If this was specified in the original instructions this would have saved wasted time. I also noted that other guests were given the same confusing instructions. The young lady I dealt with at the cafe was lovely but obviously can only do the basics as I had a request that I had emailed through previous to check in, which went unanswered and then they wanted to charge me for linen for the existing sofa bed, although I did not exceed the room occupancy (2 guests). The room upon check in was quite dirty, the kitchen bench tops had crumbs etc on them, the fridge had food in it from a past guest. The crockery and cutlery was all mismatched, and not a full set and also not properly cleaned, a bonus was that at least we could run them through the dishwasher as dishwasher powder is included. The airconditioning whilst it worked, was very dirty and did not seem to be running very effectively so possibly needs servicing. There was also an extra portable fan in the cupboard for use, this was very dirty and rattled so loudly when turned on that it could not be used. The main bed was very hard and unfortunately you don't sleep very well because of this, this could be rectified with putting a mattress topper on it. The location is fantastic and amenities are great-gym etc

Ok, so where to start with this review. from the top, the reception was difficult to find as it’s just a food outlet acting as a reception and the lack of car parking made it even worse, not only for check in but the entire stay at the establishment. The title of so called "Rose Lane serviced apartments" is a huge LIE... This has to be the worst place I have ever stayed. The establishment needs to take "serviced" out of the title, as this apartment was dirty and uncleaned, with terribly dirty walls, floors and some sort of smell. I've stayed in cheap backpackers which have been cleaner. Then there was the next serious issue of the lack of maintenance. The place had a broke glass stove top, microwave surrounds with exposed screws, damaged to the dirty walls, a missing towel rail which had sharpe exposed metal bits left and glass panelling of the rooms damaged. The last so called main service part of this apartment was an opened carton of milk for the supposedly service the tea and coffee facilities. YUCK, someone else's opened carton of milk. Pass. Another note was the extended period in which the security deposit was held for after checking out. It took over 4 weeks to get it back even after multiple attempts to communicate with the complex the need to get it back, which all except 1 (12 total) went unanswered, with this clearly being a copy and paste response with a link to Wikipedia for some reason. If would definitely not recommend this place.
